The ideal Project Manager will have a min of 5 years of experience in the commercial construction industry, be familiar with local codes, and be comfortable with conceptual design as well as determining client needs prior the creation of a set of plans. In addition to this the job description will include: · Estimating as well as producing accurate detailed preliminary budgets for negotiated and competitively bid projects. · Manage subcontractors, and superintendent on multiple projects · Qualify bids, prepare subcontractor agreements as necessary. · Produce project schedules in conjunction with job superintendents and update regularly. · Provide monthly cost reports to accounting that accurately determines project costs. · Lead weekly meetings onsite or at clients offices when necessary. · Manage design professionals during preconstruction phase to ensure plans will accommodate both client needs and budget. · Ensure project safety needs are being met. · Issue Change Orders to vendors, clients, and/or design professionals as necessary · Most importantly be a team leader with concepts, ideas, and execution that shows you care.
