Focus on property oversight, safety, and cleanliness Location: Tukwila, WA Property Type: 10-Building Office Park (Older Buildings) Employment Type: Full-Time Reports To: Property Manager / Facilities Manager Position Summary: The Facilities & Grounds Maintenance Technician is responsible for the daily hands-on upkeep, appearance, and basic maintenance of a 10-building older office park in Tukwila, WA. This role requires experience working in aging buildings, strong problem-solving skills, and the ability to independently manage day-to-day maintenance tasks to ensure the property remains clean, safe, and functional for tenants and visitors. Key Responsibilities: 1. Grounds & Exterior Maintenance Perform daily grounds inspections, litter pickup, and general site cleanliness Monitor exterior lighting and replace bulbs as needed Ensure exterior common areas are safe, clean, and well-presented Interior & Restroom Maintenance Conduct routine restroom checks across multiple buildings Restock restroom supplies and maintain cleanliness standards Clean and sanitize restrooms and interior common areas as needed Identify and address plumbing and fixture issues common in older buildings 2.General Maintenance & Repairs Perform painting, patching, drywall repair, and touch-up work Complete minor plumbing repairs (leaks, clogs, fixture replacements) Perform basic electrical tasks such as replacing outlets, switches, and light fixtures (bonus skill) Respond promptly to maintenance requests and daily site needs Proactively identify and address preventative maintenance issues 3.Property Oversight Perform daily walk-throughs of all buildings Identify safety concerns and maintenance needs and communicate them to management Support vendors and contractors during on-site work as needed Follow all safety procedures and property maintenance standards Qualifications: Experience maintaining older commercial or office buildings required Prior facilities, janitorial, or property maintenance experience required Painting experience required Basic plumbing experience required Electrical experience is a strong bonus Ability to work independently and manage multiple tasks across a large property Strong attention to detail and troubleshooting skills Ability to lift up to 50 lbs and perform physical work throughout the day Reliable, punctual, and safety-minded Preferred Experience: Experience maintaining office parks or commercial properties Familiarity with preventative maintenance in aging buildings Comfortable working in occupied office environments Work Environment: Combination of indoor and outdoor work Physical role requiring walking, lifting, bending, and standing Exposure to varying weather conditions
