This is an excellent opportunity for an experienced candidate who thrives in a fast-paced environment, understands the complexities of LIHTC and HOME compliance, and takes pride in operational excellence. We are looking for a driven professional with strong leadership abilities, exceptional organizational skills, and a deep understanding of affordable housing regulations and compliance requirements. This position is ideal for someone who is proactive, accountable, highly professional, and capable of managing multiple priorities while maintaining accuracy and compliance at all times. Position Overview: The selected candidate will play a critical role in the day-to-day operations of a multifamily affordable housing community, with a strong emphasis on compliance, resident relations, leasing operations, file accuracy, occupancy management, and maintaining regulatory standards required by state and federal housing programs. This role requires an individual who understands that affordable housing is highly regulated and detail-driven. Accuracy, professionalism, urgency, and follow-through are essential to success in this position. Required Qualifications: •Minimum 5+ years of experience in affordable housing property management •Extensive experience with the Low-Income Housing Tax Credit (LIHTC) program •Strong working knowledge of HOME program requirements •Thorough familiarity with the Arizona Department of Housing (ADOH) Compliance Manual •Strong understanding and working knowledge of HOTMA regulations and implementation requirements •Bilingual in English and Spanish (required) •Strong understanding of income calculations, asset calculations, student rules, and eligibility determination •Experience processing certifications, annual recertifications, interim recertifications, and transfers in accordance with LIHTC, HOME, and HOTMA requirements •Ability to interpret and apply federal, state, and agency compliance regulations accurately •Experience preparing and maintaining audit-ready resident files •Strong understanding of Fair Housing regulations and landlord/tenant laws •Excellent organizational and time-management skills •Exceptional attention to detail and ability to identify discrepancies proactively •Professional verbal and written communication skills •Ability to manage multiple deadlines and priorities simultaneously •Strong conflict resolution and customer service skills •Self-motivated with the ability to work independently and with minimal supervision •Reliable attendance and strong work ethic required Preferred Qualifications: •COS, TCS, HCCP, or equivalent affordable housing certification preferred •Experience with layered funding programs •Experience with state agency audits, management reviews, and file corrections •Experience with NSPIRE/REAC inspection preparation and operational readiness •Experience with OneSite, RealPage, Yardi, or similar property management software •Supervisory or leadership experience preferred Key Responsibilities: •Process resident applications, move-ins, annual recertifications, interim recertifications, and transfers •Ensure all resident files remain compliant with LIHTC, HOME, HOTMA, and agency requirements •Maintain occupancy goals while ensuring strict compliance standards are met •Review income and asset documentation for accuracy, completeness, and regulatory compliance •Coordinate with compliance departments to ensure timely approvals and corrections •Monitor lease expirations, recertification deadlines, and compliance timelines •Assist with delinquency management, notices, and resident communication •Maintain professional relationships with residents, vendors, agencies, and team members •Support property operations, inspections, and audit preparation •Maintain accurate records and detailed documentation at all times •Ensure community standards and operational expectations are consistently upheld What We Are Looking For: We are seeking a high-performing professional who takes ownership of their work, values accountability, and understands the importance of compliance within affordable housing operations.
