Manage distressed assets, resident relations, and Section 8 residents Property Manager – Sweetwater on 16th Apartments Location: Gainesville, Florida Property Size: 242 Units Experience Required: Multifamily property management, Yardi experience preferred/required We are seeking a strong, experienced Property Manager to take over the day-to-day operations of Sweetwater on 16th, a 242-unit apartment community located in Gainesville, Florida. This is not an entry-level position. The property requires a hands-on, highly organized, and experienced manager who can step into a challenging environment and immediately begin stabilizing operations. The ideal candidate must be comfortable managing a property with deferred maintenance, elevated vacancy, tenant issues, staffing challenges, and Section 8/Housing Choice Voucher residents. The Property Manager will be responsible for overseeing all aspects of the community, including leasing, resident relations, rent collections, delinquency management, maintenance coordination, staff supervision, vendor communication, compliance, and daily office operations. This person must be able to take control of the property, lead the team, communicate professionally with residents and vendors, and provide clear reporting to ownership/management. Qualified candidates should have strong experience in multifamily property management, including dealing with distressed or underperforming assets. The right candidate must be firm but professional, solutions-oriented, detail-focused, and capable of handling difficult resident situations while maintaining fair housing compliance and company standards. Responsibilities include, but are not limited to: Managing the daily operations of a 242-unit apartment community. Improving occupancy through leasing, marketing, follow-up, and resident retention. Addressing tenant concerns, lease violations, delinquency, and other resident issues. Working with Section 8/Housing Choice Voucher tenants and housing authorities. Supervising office and maintenance staff and holding the team accountable. Coordinating maintenance work, vendor access, and deferred maintenance items. Monitoring curb appeal, make-readies, inspections, and unit turns. Maintaining accurate resident records, files, rent rolls, and reports. Using Yardi for leasing, resident accounts, work orders, reporting, and daily property operations. Enforcing lease terms, community policies, and company procedures. Communicating regularly with upper management regarding property status, staffing, occupancy, collections, and maintenance needs. Requirements: Prior multifamily property management experience is required. Experience managing a distressed or high-need property is strongly preferred. Yardi experience is required or strongly preferred. Section 8/Housing Choice Voucher experience is preferred. Strong leasing, collections, resident relations, and staff management skills. Ability to handle difficult situations professionally and calmly. Strong written and verbal communication skills. Excellent organization and follow-through. Ability to work independently, take ownership, and make sound decisions. Knowledge of Fair Housing requirements and landlord/tenant procedures. This position is best suited for a confident, experienced manager who is not afraid of a challenge and understands what it takes to stabilize and improve a property.
