Mentors and leads leasing team Job Summary The Floating Assistant Community Manager is a critical member of Fairfields property management team, supporting multiple communities as needed to provide support for absences. This role ensures revenue and profit targets are met while maintaining best-in-class customer service and resident retention. Responsibilities include leasing, accounting, and mentoring team members. This position will primarily float between two neighboring affordable communities in Plano, TX: Jada Legacy Central (385 Units) and Opal Legacy Central (310 Units) and may float to other communities within the Dallas, TX region as-needed. Reports to: Area or Regional Manager Key Responsibilities Include (but are not limited to) Accounting & Bookkeeping Maintain all property accounting and reporting, including collecting and posting rent, financial and leasing reports, month end, pre-close, bank deposits, and ensuring a balanced rent roll. Prepare monthly close-out and financial reports. Process invoices for payment. Collect rent, fees, and other payments. Complete bank deposits, dispositions, and account reconciliations. Use property management software such as Yardi to record, track, and report on all financial workings of the community. Affordable Housing Compliance Verify income and monitor rent limits for LIHTC and/or HUD programs. Prepare for inspections and maintain housing authority relationships. Customer Service & Sales Use your leasing and sales experience to lease apartments. Promote resident satisfaction and retention by regularly responding to complaints, questions, and requests in a timely manner. Take all appropriate action to resolve and address service issues. Teamwork & Leadership Cheer, lead, and mentor our leasing team. They will look to your guidance and experience related to leasing, closing, marketing, apartment files, and resident retention. Work closely with the Community Manager regarding all property operations. Compliance & Policy Adherence Ensure compliance with federal, state, and local fair housing laws and provisions. Follow all company policies and procedures related to leasing and accounting. Qualifications Education & Certifications High school diploma or equivalent required. Valid drivers license is required. Experience Minimum of one year of residential leasing, sales, and/or property management experience required. Minimum of one year of LIHTC experience required. Experience in leadership and supervising a staff preferred. Experience using Yardi or other related property management accounting software. Skills & Competencies Strong knowledge of Microsoft Outlook, Word, and Excel. Strong math and accounting skills. Understanding of financial statements (budget, financial reports, accounting information, etc.). Strong understanding of federal, state, and local fair housing laws. Housing Credit Certified Professional (HCCP) designation preferred. Knowledge of Low Income Housing Tax Credit (LIHTC). Knowledge of IRS 8823 guide and HUD 4350.3 manual. Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred if HUD property. Customer service orientation. Problem-solving and conflict resolution. Time management and organizational skills. Communication and interpersonal skills. Attention to detail. Ability to mentor and lead a team. Adaptability and flexibility. Sales and marketing acumen. Data entry and accuracy. Negotiation skills. Ability to work independently and collaboratively. Key Success / Performance Indicators Maintain accurate and timely financial reporting.
