SUMMARY Maintains the physical facility, grounds and all equipment in good working repair to ensure a safe, tractive and enjoyable living environment for the individuals receiving services. ESSENTIAL JOB FUNCTIONS To perform this job successfully, an individual must be able to sisfactorily perform each essential function listed below.   •Maintains ongoing preventive maintenance program. •Repairs and maintains kitchen, housekeeping, and other mechanical equipment, including heing and air conditioning units, electrical and plumbing fixtures, and laundry equipment. •Inspects and repairs all damages to hallways, walls, ceilings, floors, roofs, and rooms.  •Paints and refinishes building surfaces. •Orders and maintains necessary maintenance supplies.  •Provides necessary maintenance of all tools and equipment. •Maintains fire alarm system, including smoke and he detectors, fire pulls and fire extinguishers.  Maintains sprinkler systems and assists with quarterly inspections.  Assists in disaster plans as approprie. •Maintains appliance motors, room exhaust fans/hood suppression systems, pumps and miscellaneous equipment on a monthly basis or as recommended by the manufacturer. •Monitors and assists in basic maintenance of facility vehicles. •Maintains operional records, da and monitors and enforces observance of safety regulions.  •Performs other reled duties and activities as required. SUPERVISORY RESPONSIBILITIES None required. Minimum Knowledge and Skills required by the Job The requirements listed below are representive of the knowledge, skill, and/or abilities required to perform the job.   Educion and Experience:   •High School diploma or equivalent and one year reled experience.   •Working knowledge and ability to handle all maintenance and electrical equipment.   Certifices, Licenses, and Registrions: •Current contractor license as required by ste. Other Skills and Abilities: Other Requirements: •Travel as needed Physical Requirements: •Medium Work.  Exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
