About the Position
We are seeking an experienced Concrete Project Manager to join our growing team. The ideal candidate will have a minimum of 5 years of project management experience in commercial concrete construction and understand the entire project lifecycle—from estimating and contract award through scheduling, field operations, billing, closeout, and final completion.
This position is responsible for managing projects safely, efficiently, and profitably while maintaining strong relationships with general contractors, owners, vendors, subcontractors, and field personnel.
Key Responsibilities
• Manage commercial concrete projects from contract award through completion and closeout.
• Review plans, specifications, contracts, scopes of work, and project requirements.
• Develop and maintain project schedules and coordinate work with general contractors and other trades.
• Coordinate with project superintendents, foremen, estimators, vendors, and suppliers.
• Monitor project costs, labor, materials, equipment, and production to maintain project profitability.
• Prepare, submit, and track RFIs, submittals, change orders, and other project documentation.
• Identify potential project risks, delays, conflicts, and cost impacts and communicate them promptly.
• Review daily reports, quantities, production, labor hours, and project progress.
• Prepare and manage monthly progress billings, pay applications, and supporting documentation.
• Track accounts receivable, retainage, and payment status.
• Negotiate and manage change orders with general contractors.
• Maintain accurate project documentation and correspondence.
• Attend project meetings and maintain professional relationships with general contractors and project stakeholders.
• Work closely with field management to ensure work is performed according to plans, specifications, schedule, and company standards.
• Assist with project forecasting, job-cost analysis, and financial reporting.
• Manage project closeout, punch lists, warranties, lien releases, and final documentation.
• Ensure company policies, safety requirements, and contractual obligations are followed.
• Proactively address issues rather than allowing problems to develop into delays or claims.
Required Qualifications
• Minimum 5 years of project management experience in commercial concrete construction.
• Strong knowledge of concrete construction methods, scheduling, and sequencing.
• Experience working for or with commercial general contractors.
• Ability to read and interpret construction plans and specifications.
• Strong understanding of project costs, labor production, materials, and job profitability.
• Experience with change orders, RFIs, submittals, pay applications, and project closeout.
• Strong organizational and time-management skills.
• Excellent written and verbal communication skills.
• Ability to manage multiple projects and priorities simultaneously.
• Proficiency with Microsoft Office, including Excel and Outlook.
• Strong problem-solving and negotiation skills.
• Valid driver's license and reliable transportation.
