Senior Facilities Technician
We are a privately held commercial real estate company with an opportunity in our facilities maintenance team for a Senior Facilities Technician. With one of the largest industrial property portfolios in Washington, we offer a dynamic and engaging work environment with a generous compensation package and long-term, stable employment.
We recently expanded our real estate portfolio and have tailored this position for a seasoned facilities technician who is capable of immediately taking on the responsibility of overseeing all aspects of building and grounds maintenance for several properties in the Redmond/Woodinville area. The successful candidate will be a proactive, self-motivated individual with a can-do attitude who is comfortable working with tenants and general contractors alike. You would be an important team member who would enjoy a supportive environment dedicated to collaboration.
Position
This person will be responsible for:
• Assist Asset Manager in planning and scheduling of contracted services. Ensure that tasks are completed timely and correctly. Oversee performance of contractors.
• Perform roof inspections, cleaning and repairs while complying with fall protection requirements.
• Maintain exterior lighting and signage, i.e. replace lamps, ballasts, etc.
• Troubleshoot maintenance related items for tenants and assist in taking appropriate course of action.
• Monitor, inspect and perform routine maintenance of fire sprinkler systems.
• Perform miscellaneous building maintenance including preparing vacant spaces for new tenants.
• Perform general repairs including but not limited to painting, ceiling repairs, glass and door repairs, electrical, plumbing, gutter and downspout repairs.
• Assist with and monitor landscape maintenance and repair irrigation systems.
• Perform any work necessary to maintain and improve the appearance of the property.
• Perform move-in/move-out inspections with tenants and provide reports to management.
• Assist other maintenance department personnel with completion of scheduled or irregular duties as directed by the Asset Manager.
This position reports to an Asset Manager.
Requirements:
• High school diploma or GED equivalent. One year certificate from college or technical school preferred.
• 6-10 years related experience in property management, facilities management or general construction
• Maintenance level electrical, HVAC, plumbing, carpentry and roofing skills
• Excellent customer service and interpersonal skills including the ability to deal effectively with a wide variety of people while maintaining a professional attitude and appearance
• Ability to comprehend, analyze and interpret documents. Ability to solve problems involving several options in varied situations. Requires intermediate analytical and quantitative skills.
• Ability to work independently, effectively manage project deadlines, think critically and make informed decisions based on knowledge of procedures and company policies
• Physical requirements include stooping, standing, walking, climbing stairs/ladders and ability to lift/carry heavy loads of 50 lbs. or more.
• Hours are Monday through Friday, 8:00 a.m. to 5:00 p.m. with evenings and weekends on call for fire and other critical response needs only (rotating schedule with other team members).
• Valid WA driver’s license
Compensation
Base Salary: $85,000-$90,000 depending on experience
Target Performance Bonus: 20% of Base Salary
Pension Plan Contribution: 8.5% of total compensation (Base Salary and Bonus)
Target Total Compensation Range: $110,670-$117,180
