Focus on qualified, accurate, and profitable bids Junior Construction Estimator / Bid Coordinator **Roofing & Siding | $50,000 Base + 1% Commission | Target Compensation: $80,000+** **Roof Pros NW LLC – Full-Time | Remote / Local** Roof Pros NW is looking for a motivated **Junior Construction Estimator / Bid Coordinator** to help identify, estimate, and submit bids for larger roofing and siding projects throughout the Puget Sound area. This position is ideal for someone who already knows how to **read construction plans, perform takeoffs, and understand basic construction**, but does not necessarily have extensive roofing or siding experience. **We will train you on the roofing and siding side of the business.** ## Compensation **Base Salary: $50,000/year** **Commission: 1% of qualifying collected pre-tax contract revenue** Our goal for this position is approximately **$3 million in new awarded projects annually**. At that production level: **$50,000 Base Salary** **+ $30,000 Commission** **= Approximately $80,000 Annual Compensation** There is no $80,000 earnings ceiling. Higher production can result in higher compensation. Commission is based on qualifying projects sourced and estimated by the employee, subject to company profitability requirements, and is paid based on collected contract revenue. ## Work Location & Equipment This position can be performed **remotely from your own home office or workspace**. For a local candidate, there is also the option to work from our home office as needed. Roof Pros NW can provide a **company computer and other necessary office equipment and software** required to perform the position. Although remote work is available, the employee must be dependable, responsive during normal working hours, able to attend scheduled virtual or in-person meetings as required, and capable of independently managing bid deadlines and responsibilities. ## What You'll Do Your primary responsibility will be to **find qualified projects on ConstructConnect and other bidding platforms, perform the takeoffs, organize the estimate, and prepare the bid for submission.** Responsibilities include: * Search online construction bidding platforms for new opportunities * Identify qualified roofing and siding projects * Read architectural plans, specifications, and bid documents * Perform measurements and takeoffs from construction plans * Determine project scope and contractor requirements * Prepare material quantity lists * Send material lists to approved suppliers for pricing * Collect and organize supplier quotes * Work with management to establish labor and production costs * Assemble complete project estimates * Prepare proposals and required bid paperwork * Submit bids by established deadlines * Maintain an organized pipeline of upcoming, submitted, and awarded projects * Follow up on submitted bids ## Projects We Are Targeting Our initial focus will be straightforward, repeatable roofing and siding systems. **Roofing:** * Asphalt shingle roofing * Metal roofing **Siding:** * Fiber-cement siding Primary projects will include **apartment complexes, multifamily developments, HOAs, and larger commercial opportunities.** ## Performance Targets Our goal is to build a consistent pipeline of approximately: **$2 million per month in qualified bids submitted** with a target of approximately: **$3 million per year in new awarded projects.** Depending on project size and complexity, this will generally mean completing approximately **1–3 quality bids per week**. We are looking for **qualified, accurate, and profitable bids — not simply bid volume.** ## Required Qualifications You should already be able to: * Read construction plans and drawings * Perform measurements and takeoffs from plans * Understand basic construction terminology and building components * Review specifications and identify scope-of-work requirements * Work with PDFs, spreadsheets, email, and computer-based systems * Manage multiple projects and bid deadlines * Work independently and stay organized * Communicate professionally with suppliers, contractors, and management ## Preferred but Not Required * Construction estimating experience * Bluebeam or similar takeoff software experience * Commercial or multifamily construction experience * Roofing or siding experience * Experience using ConstructConnect or other online construction bidding platforms ## Training & Support You are **not expected to be an experienced roofing or siding estimator on day one.** If you already understand construction plans and know how to perform takeoffs, **we can teach you the roofing and siding systems.** Management will initially assist with: * Roofing and siding system requirements * Material specifications * Supplier relationships and pricing * Labor and production costs * Profit margins * Final bid review We will meet regularly to review active opportunities and bids. As your knowledge develops, the goal is for you to become increasingly independent in managing projects from initial opportunity through bid submission. ## Who We're Looking For We're looking for someone who is **organized, motivated, detail-oriented, comfortable reading construction documents, and interested in building a career in construction estimating.** This is a performance-driven position with a stable **$50,000 base salary**, targeted annual compensation of approximately **$80,000 at $3 million in awarded work**, and the opportunity to earn more as production increases. **If you understand construction plans and can perform accurate takeoffs, we can teach you the rest.**
