This is an excellent opportunity for a motivated, organized, and customer-focused professional with a strong background in residential property maintenance. ### Responsibilities * Perform general maintenance and repairs on residential rental properties. * Coordinate and manage maintenance requests using our property management software. * Supervise and coordinate other maintenance technicians for daily tasks. * Establish and coordinate scheduled inspections and preventative maintenance. * Communicate professionally with tenants, vendors, and management. * Participate in an on-call rotation for after-hours emergency maintenance. * Ensure repairs are completed efficiently and to a high standard. ### Requirements * Several years of experience in residential or commercial property maintenance. * Reliable transportation, valid driver's license and insurance. Per mile reimbursement tracked by gps software.. * Must own your own tools. The company will reimburse consumable materials such as blades, fasteners, and other job-related supplies. * Strong organizational and computer skills with the ability to use maintenance management software. * Excellent communication and customer service skills. * Ability to work independently and manage multiple priorities. * Must be able to pass a background check. ### Employment Details * This position will begin as a **1099 independent contractor** for a 3-month trial period. * Mileage is reimbursed for travel between properties. Mileage is calculated from the first job site, not from home unless working off hours / emergency. Mileage is tracked through company-designated software. * Following the trial period, the position may transition to **full-time W-2 employment**, if both parties agree it is a good fit. * Properties are located throughout **Pierce, King, and Snohomish Counties**, with the majority of work in **King County**. * Must be willing to participate in an emergency on-call rotation with another maintenance technician.
