Job Summary
The Groundskeeper is responsible for maintaining the overall curb appeal and cleanliness of the property, ensuring a safe and welcoming environment for residents and visitors. This role plays a key part in delivering exceptional customer service and supporting the property management team. Groundskeepers report to the on-site Maintenance Supervisor and may assist with light maintenance tasks as needed.

Key Responsibilities Include
(but are not limited to)
Property Maintenance
Perform daily property walks to maintain a well-kept and manicured curb appeal.
Remove trash from the property and common areas independently.
Prepare the property for seasonal weather changes, including snow removal and leaf clearance.
Ensure proper lawn grooming, shrub trimming, and edging.
Repair fencing and landscaping as needed.
Paint areas as necessary.
Assist with light cleaning and repairs prior to new resident move-ins.
Post notices on resident doors and common areas as directed.
Operations
Maintain adequate inventory of cleaning supplies and equipment; notify supervisor when supplies are needed.
Ensure proper use, maintenance, and storage of equipment, tools, supplies, and vehicles.
Conduct preventative maintenance on tools and equipment as assigned.
Customer Service & Communication
Respond to resident and staff needs promptly and professionally.
Share observations and insights to improve departmental quality and efficiency.
Attend meetings and in-service training as directed.
Communicate work status and potential liabilities to the Service Manager.
Compliance & Safety
Perform duties in accordance with OSHA and company safety requirements.
Ensure compliance with all policies and procedures.
Qualifications
Education & Certifications
High school diploma or equivalent required.
Valid driver's license is required
Experience
Minimum of one year of previous experience as a Groundskeeper or similar function preferred.
Skills & Competencies
Ability to speak and understand English.
General computer knowledge.
Knowledge of and ability to use grounds tools and equipment.
Excellent customer service and interpersonal skills.
Strong attention to detail, organizational, time-management, and problem-solving skills.
Ability to work independently.
Ability to work a flexible schedule including weekends, evenings, and some holidays.
