A well-established condominium community is seeking an experienced and motivated Maintenance Supervisor to oversee the daily maintenance operations of the property and lead the maintenance team. This position requires strong leadership, hands-on maintenance knowledge, excellent communication skills, and a proactive approach to property operations and resident service.
Position Summary:
The Maintenance Supervisor is responsible for coordinating and supervising all maintenance activities throughout the community, ensuring the property remains safe, clean, functional, and well maintained. The ideal candidate will possess technical maintenance experience, strong organizational skills, and the ability to respond effectively to emergencies and operational needs.
Responsibilities:
• Work with service vendors when required and become familiar with all systems.
• Maintain inventory of tools, equipment and supplies.
• Ensure that all maintenance equipment is regularly inspected and properly maintained.
• Use a work order system to address concerns or complaints related to maintenance issues and provide feedback and resolutions.
• Report any safety hazards or areas requiring immediate attention.
• Be proactive in maintaining the property and handling daily operational tasks requested by the management team.
• Ensure compliance with OSHA requirements and maintain Safety Data Sheets (SDSs).
• Schedule, and supervise maintenance technicians to ensure assigned tasks are completed efficiently and effectively.
• Maintain accurate maintenance records and communicate updates to management.
• Perform other duties as assigned.
Requirements:
• Experience in building maintenance, facilities management, or education/training in the skilled trades.
• Ability to work weekends or evenings and be on call for after-hours emergencies.
• Ability to frequently exert 25–50 pounds of force and/or constantly exert 10–20 pounds of force.
• Personal, reliable transportation to travel to work and respond to emergency calls as needed.
• Excellent written and verbal communication skills.
• Professional appearance and demeanor.
• Basic computer proficiency and comfort using software applications, mobile apps, and computer programs.
• Strong organizational, leadership, and problem-solving abilities.
• Ability to work independently and manage multiple priorities in a fast-paced environment.
