Position Summary
The Community Manager is responsible for the operational, financial, and leasing performance of a multi-property portfolio while also providing direct oversight and support at the site level. This role blends high-level Property management responsibilities with hands-on duties to ensure property performance, team accountability, resident satisfaction, compliance, and occupancy goals are achieved. The ideal candidate is highly organized, financially driven, experienced in property operations, and capable of leading multiple teams while maintaining strong onsite presence and resident relations.
Community Management Responsibilities
Supervise onsite office and maintenance teams
Manage Monthly Budget to align with ownership and the financial health of
property.
Conduct regular property walks and inspections
Monitor curb appeal, maintenance standards, and vendor performance
Review work orders and ensure timely completion
Oversee resident relations and assist with escalated concerns or disputes
Ensure lease compliance and proper handling of delinquency and legal notices
Coordinate eviction filings and legal communication when necessary
Review guest cards, leasing activity, and conversion ratios
Coach and mentor onsite teams to improve performance and resident
experience
Assist with hiring, onboarding, training, and disciplinary action when needed
Leasing & Marketing
Monitor lead sources and leasing traffic weekly
Review advertising effectiveness and recommend marketing strategies
Support leasing staff with sales techniques and closing ratios
Evaluate concessions and pricing strategies based on market conditions
Maintain strong knowledge of local market trends and competitor activity
Financial Responsibilities
Oversee rent collections and delinquency management
Audit move-ins and resident ledger accuracy
Ensure utility billing and final account statements are completed accurately
Review accounts payable and invoice coding
Manage payroll review and approval processes
Monitor collections and bad debt performance
Compliance & Legal
Ensure compliance with Fair Housing laws and company policies
Coordinate legal notices, for-cause terminations, and eviction timelines
Maintain communication with legal counsel and ownership groups
Ensure proper documentation and file compliance at all communities
Qualifications
3+ years of multifamily property management experience preferred
Experience managing multiple properties or portfolios strongly preferred
LIHTC and affordable housing experience preferred
Strong understanding of:
o Property operations
o Leasing & marketing
o Financial reporting
o Collections & delinquency o Vendor management
o Fair Housing compliance
Experience supervising teams and managing employee performance
Strong organizational and communication skills
Ability to prioritize and manage multiple deadlines simultaneously
Proficiency in property management software and Microsoft Office Suite
Physical Requirements
Ability to walk properties, climb stairs, and inspect units regularly
Ability to travel between properties as needed
