Oversee property performance and maintain strong resident relationships Hawthorne, California POSITION HIGHLIGHTS       •     Compensation: $3,400–$4,000 per month, DOE       •     Housing: On-site one-bedroom apartment provided as part of the compensation package       •     Position: Full-Time, On-Site       •     Schedule: Monday–Friday; weekends as needed       •     Portfolio: Two apartment communities totaling 89 units (60 units + 29 units)       •     Bonus Opportunities: Discretionary bonuses and commissions may be available       •     Benefits: Medical, dental, vision, life insurance, 401(k) with matching, PTO, FSA/HSA, and referral program       •     Professional Development: Ongoing training and development opportunities       •     Location: Hawthorne, CA 90250 POSITION OVERVIEW A well-established, family-owned real estate company is seeking an experienced, customer-focused On-Site Community Manager to oversee two apartment communities in Hawthorne totaling 89 units. The Community Manager will be responsible for overall property performance, resident satisfaction, occupancy, leasing, staff supervision, financial administration, and maintaining the communities in accordance with company standards and applicable housing regulations.The ideal candidate is organized, proactive, service-oriented, and comfortable taking ownership of day-to-day community operations while maintaining strong relationships with residents, vendors, team members, and property ownership. KEY RESPONSIBILITIES Property & Resident Management       •     Manage daily property operations with a focus on occupancy, resident satisfaction, community standards, and budget goals.       •     Provide responsive and professional customer service to residents across phone, email, text, and in-person communication.       •     Address resident questions and concerns promptly and professionally.       •     Maintain accurate resident and property records and ensure timely communication with residents, prospects, vendors, and team members.       •     Complete incident reports and required safety and compliance documentation. Leasing & Occupancy       •     Lead leasing and marketing efforts to maintain strong occupancy and reduce vacancies.       •     Conduct property tours and communicate with prospective residents.       •     Track leasing activity and property information using Yardi.       •     Oversee lease administration, documentation, and required reporting. Financial & Administrative Management       •     Oversee rent collection and delinquency tracking.       •     Assist with budget management and property financial workflows.       •     Maintain accurate files, reports, and administrative records.       •     Ensure required documentation is completed accurately and on time. Team Leadership       •     Supervise and support on-site team members.       •     Assist with onboarding and training new employees.       •     Provide daily direction, performance coaching, and ongoing development.       •     Foster a professional and collaborative working environment. Maintenance & Property Standards       •     Coordinate maintenance requests, repairs, and unit make-readies.       •     Conduct property inspections and monitor overall community conditions.       •     Maintain strong curb appeal, cleanliness, and safety standards.       •     Coordinate with maintenance staff and vendors to ensure work is completed efficiently. Compliance       •     Ensure operations comply with company policies and applicable housing regulations.       •     Maintain knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other relevant requirements. QUALIFICATIONS       •     Previous experience in property management, community management, leasing, or multifamily housing preferred.       •     Knowledge of apartment operations and Fair Housing requirements preferred.       •     Strong leadership skills with the ability to supervise, train, and motivate on-site staff.       •     Excellent customer service and interpersonal skills.       •     Strong verbal and written communication skills.       •     Highly organized with strong follow-through and attention to detail.       •     Ability to multitask, prioritize responsibilities, and meet deadlines.       •     Ability to work independently following training.       •     Comfortable using standard office equipment, technology, and property management software.       •     Yardi experience preferred.       •     Reliable, punctual, and collaborative.       •     Valid driver's license and automobile insurance required. PHYSICAL & WORK ENVIRONMENT REQUIREMENTS This is an active, on-site position that requires the ability to move throughout the apartment communities during the workday. Candidates must be able to alternate between standing, walking, and sitting; walk the properties and climb stairs; show and inspect units; use office equipment; perform frequent typing, writing, filing, and phone work; and lift or carry files, supplies, deliveries, and miscellaneous items as needed. The position includes both indoor and outdoor work in varying weather conditions. Occasional use of personal transportation may be required for property-related errands, inspections, banking, or visits to the corporate office. COMPENSATION & BENEFITS In addition to monthly compensation of $3,400–$4,000, the position includes an on-site one-bedroom apartment separate from the leasing office as part of the compensation package.
