Job Description
The Assistant Closing Coordinator supports SBA 504 loan closings from approval through funding, keeping each file complete, compliant, and on schedule for a fixed monthly funding calendar.
Responsibilities include:
• Assist in building complete closing files - gather each loan's documentation, including entity formation documents, title, appraisal, insurance, and SBA approvals, for the closing attorney, and confirm each business is active and in good standing.
• Keep loan details consistent - cross-reference names, dates, loan amounts, and terms across the SBA approval, any approved changes, and loan documents.
• Manage insurance compliance - review certificates and endorsements against CAG and SBA requirements, follow up until each one is met, and coordinate life insurance assignments.
• Maintain insurance records - load insurance information into Ventures, set renewal ticklers, and keep existing loans current as policies renew.
• Keep files moving through SBA - upload loan documentation, set up and update borrower ACH information, and resolve SBA attorney comments promptly.
• Close out every file - confirm recorded documents and the final title policy are in hand, and complete post-close clean-up.
SBA 504 closing is specialized work. The Assistant Closing Coordinator brings a sharp eye for detail and solid transaction experience, and CAG provides hands-on training in everything specific to SBA 504 closings, building toward full ownership of loan closings from start to finish.
What We're Looking For

• Exceptional attention to detail with a track record of catching errors in complex document sets.

• Notary Public commission, or willingness to obtain one.
• Proficiency with Microsoft Office Suite and Google Workspace.
• Comfort working across multiple web-based lending, government, and vendor platforms.
• A high degree of professional discretion in handling confidential borrower and financial information.
Strongly Preferred
• Experience with real estate transactions or property transfers.
• Experience preparing, reviewing, or executing loan and closing documents.
• Experience gathering and tracking required documentation to meet compliance or funding deadlines.
• Bachelor's degree in business, finance, real estate, or a related field, or equivalent practical experience.
