Job Summary: Assists land department in preliminary platting, due diligence, preliminary engineering, development and budgeting of subdivision development. Manages project final engineering, platting, associated schedules, project bidding and construction. Duties and Responsibilities: Conducts due diligence further, more intensive, environmental analysis of wetlands, streams, subsurface soils analysis i.e. water, rock, soft soils. Examines site plan development with respect to Topo, floodplain, utilities, storm water, sanitary sewer, storm drainage and water feasibility; Prepares preliminary project budget. Manage engineering of subdivision, resolve utility, grading, storm water issue and shepherd government approval. Schedule preliminary plat with engineers and planners, solve issues and shepherd government approvals. Assist in final plat preparation and approvals and government approvals. Attend weekly meeting with engineer and update schedule of preliminary engineering, preliminary platting and address construction issues; Review budgets and costs. Reviews bids for accuracy and completeness.  Formats bid process to avoid scope overlap or gap.  Addresses bidder questions.  Compiles a Bid Analysis to review bids; collaborates with Director to make contractor selections.  Secures activation of water / sewer systems per project schedule.  Pursues final acceptance and bond release for all infrastructure and improvements.  Assist with special projects as requested and perform additional duties as required. Manages NPDES and Storm Water Program according to Company policy. Requirements Minimum Education Experience: Bachelor’s Degree in Civil Engineering, Construction Management, or related curriculum preferred; minimum 5-years’ experience in land development or equivalent experience required. Skills and Abilities: Excellent verbal and written communication skills for interaction with a variety of people inside and outside of organization. Decisiveness and good judgment, problem-solving and analytical skills to act with authority and take approved risks in an environment with little direction from others. Working knowledge of Indianapolis market and associated geographical locations. Work Conditions: Must be able to walk potential site before and during construction, attend evening meetings, local driving required. Real Estate Manager - New Project, East Region

As Scout’s Real Estate Manager, you will oversee land acquisition campaigns on greenfield solar, wind & BESS projects within Scout’s East Region portfolio. You will be a player-coach for Scout’s internal real estate team reporting directly to the Senior Director of Land Acquisition. You will work closely with external Land Agents, Project Managers, Real Estate, and Development Legal teams to secure a land pipeline sufficient to keep pace with Scout’s ambitious MW goals in wind, solar and storage projects. Coordinating with the Development and Real Estate leadership, you will ensure commercial leasing terms are reasonable and in-market.  You will help to supervise all land acquisition activities, including interactions with in-house counsel and contractors representing Scout. You will also contribute to the ongoing establishment & management of an organized and scalable process to and manage various land agents on multiple projects.  You will serve as the ambassador for internal and external land and title agents.  While your duties will vary from day to day, you will drive towards consistent goals.  Interfacing with landowners, in both one-on-one and group settings, to de-escalate complex concerns about our projects and negotiate mutually beneficial resolutions.  Strategize and execute efficient and effective land campaigns, providing oversight and management of land acquisition activities.  Coordinate with the project development team to allocate in-house and 3rd party resources to regional prospecting initiatives as well as active projects.  Drive continuous improvement in the efficacy of landowner outreach, execution, and other efforts as assigned to keep pace with the buildout of a multi-GW pipeline of wind, solar and storage projects.  Manage external land partners and over time, grow into an internal people manager.  Travel as needed (~50%) to within assigned region, project areas and periodically to Scout’s Boulder headquarters (if working as a hybrid employee).   Across these duties, we will look to you to help improve the processes used to complete them. During this stage of critical company growth, you will help identify ways to further enhance team efficiency. These improvements may be driven from your past experiences, your ability to connect with and solicit input from our team members, from independent research, and any other sources of inspiration.    Requirements Our ideal candidate will have extensive practical experience managing real estate acquisition, land and title matters, and technical understanding in GIS, mapping and land/lease management software. Experience with land acquisition for large acreage renewable project development, strongly preferred.  Our ideal candidate must be enthusiastic, self-motivated, hands-on, results-oriented, and a team player.   The successful candidate’s background will look something like this:  Proven effective team leader and collaborator required.  Program management and development of KPIs for continuous improvement and executive reporting.  4+ years of experience negotiating lease and purchase option agreements is required.  Renewable energy industry experience preferred; open to candidates from oil and gas or mining sectors as well.  IT fluent with experience on various platforms.
