JOB TITLE: Facilities Construction Manager    DUTIES AND RESPONSIBILITIES:  Mentor junior-level Project Managers.  Install/remove large, medium, and small tools (electrical, mechanical, gas lines, ducting, gas distribution systems, decontamination, earthquake bracing).  Install/remove major facilities (electrical, mechanical, gas lines, ducting, gas distribution systems, decontamination, earthquake bracing).  Coordinate installation and construction projects:  Develop detailed Request for Proposal/Scope of Work for Construction.  Obtain construction bids from approved suppliers.  Develop budget.  Develop appropriate purchase requisitions.  Develop detailed Construction Schedules including from major milestones to each task/activity level.  Coordinate construction activities, proactively schedule all vendors and contactors per approved project schedule.  Manage and Monitor daily construction progress, report back to Facility Project Managers.  Coordinate and attend fire department walk through.  Coordinate and attend safety walk through.  Coordinate tool move planning with all vendors and contractors.  Use industry experience to ensure that design and construction contractors comply with safety, electrical, mechanical, environmental, fire, building, and other applicable codes and protocols:  Support interview, planning, and design-data-collection as required by APPS LABS.  Assist in monitoring vendors for safety compliance.  Ensure project schedules are met.  Schedule and coordinate all safety walk through and corrective action items.  Coordinate decontamination walk through with EH&S and required parties.  Provide additional documentation (blue-line drawings for bids) to project contractors.  Escalate any constructability/design concerns issues to facilities project manager.  Assist facilities project manager with scheduling down time for tie-in activities.  Create project plans and other documentation for all work performed:  Coordinate Work Plans Receival and Approval for Contractors/Vendors.  Monitor project progress and timelines.  Update and monitor plan, as needed.  Create and obtain approval for building alert.  Ensure that Process Gas and Liquid Delivery Installation Checklists are complete and properly filed with project documents.  Ensure that Chemical Use and Decontaminations checklists are properly filled out and filed with project documents.  Ensure that conditional and Full Use Checklists are properly completed and filed with project documents.  Ensure that Project Installation and Commissioning Checklists are properly completed and filed with project documents.  Ensure that Hot Work Permits are approved, posted, and filed with project documents.  Ensure that Chemical Authorization Forms are completed and filed with project documents.  Provide As-Built Drawings to update APPS LABS master file.  Prepare and track project budgets:  Obtain multiple bids, as required.  Create budget for company awarded bid.  Assist the FPMs track bid against invoices.  Assist FPM with additional funding and any financial gaps.  Other responsibilities as assigned by employer and/or client.  Requirements College Degree with 8+ years of industry experience or 12+ years of industry experience degree in engineering field is preferred.  Knowledge of cleanroom protocols  Experience interfacing with members of various departments  Excellent organizational skills  Strong written and verbal communication skills  Strong Microsoft Excel, Power Point and Microsoft Project skills      COMPETENCIES:  Adaptability - Adapts to changes in the work environment; The Senior Project Manager will be responsible for managing a variety of municipal public works infrastructure projects including roadway, drainage, water, and wastewater improvements. Project Managers are responsible for project planning, execution, monitoring and controls, and closeout. The Project Manager must possess the ability to multi-task while maintaining attention to detail and must be highly organized. Travel out of market as needed when nationwide project management bandwidth is limited during busier times – approx 15-20% out of market travel. Track and Report project costs compared to budget, assemble post mortem reports on all projects to give top-line view of how each project fared in comparison to estimates. Requirements Previous industry experience in scaffolding, construction, technical theater and/or scenic fabrication is a plus but not required. Proficiency with MS Office & Teams. High-level problem-solving skills. Ability to make decisions when prioritizing the short- and long-term objectives for projects. Our Division Managers orchestrate the construction of multiple successful projects simultaneously and are experts in all facets of managing a construction project. Path is looking for leaders who are self-motivated and determined to develop the best project teams within our industry. Duties for Division Managers include: Regional Team Management: Development and implementation of regional business plan for growth and sustainability Managing multiple project teams to deliver successful and profitable projects, including team member allocation and oversight Hiring Manager responsibilities for regional personnel Negotiation and review of prime construction contracts Corporate reporting and participation in corporate level planning Pre-construction and Business Development: Overseeing pre-construction activities such as: soliciting and pre-qualifying new vendors, running pre-construction meetings, value engineering, and estimating Review design documents and verify complete and accurate scopes, identify and resolve design conflicts and missing information by preparing, tracking, submitting, and distributing pre construction RFI’s Responsible to seek out and retain both new and existing clients through industry contacts and business development efforts, and implementation of customer retention/satisfaction plan, as well as coordination with national BD personnel Develop and/or lead process that creates effective estimates that drive accurate and profitable proposals Procedural/Operations: Improve and enforce process control and procedures Establishing budget controls and assuming responsibility for profits and losses Analyzing and mitigating risk on projects Project scheduling, including pre-construction activities Oversight of project claims and resolution Oversee and facilitate purchasing and issuance of subcontracts and purchase orders. Manage project controls for safety, quality, owner relations, and profitability Requirements Division Managers must have the following experience and be proficient in the use and execution of the following systems: 10+ years of building and construction management experience Degree in engineering or construction management preferred Proficient in estimating, scheduling, cost controls and financial reporting OSHA Site Safety Experience Proven experience in multiple asset classes within the construction industry Proficient in Pre-Construction standards and procedures Expert in building systems and assemblies Proficient in the use of Microsoft Office suite along with Sage, Primavera, and MS Project Strong work ethic and desire to work in a team environment and grow the company Must be willing to travel (1-2 times per month) Benefits Annual Salary Range: $130,000 - $180,000 401(k) Program Health, Dental, Vision, Life, Long-Term and Short-Term Disability Insurance Company cellphone and computer Annual Bonus Plan
