Welcome to Sunny Hills Farm camping, where we host hilltop parking for any van life wanderer and two tranquil primitive camp spots for your enjoyment. Come rest, relax, and enjoy nature. Bring the kids, the pets, the family, and/or church group. We have 16 acres nestled down a private country road in Rural Northeast Tennessee that’s close to all the food and shopping amenities you could want. Currently, while under development at this time, there are no facilities available while we build up the property but there is potable water at the garage for your convenience and an outhouse. Maximum 3 night stay. $20/night for two people per site, $10/person extra Check-in time is [12:00 PM] & Check-out time is [11:00 AM] Maximum 4 parking spaces 2 - 4 man tents max per site. General Rules & Conduct and Release of Liability & Waiver Agreement with ID required to be signed before staying. Camping is in and enchanted forest and doesn't get much sun so it's recommended to bring a tarp for underneath your tent or rent one for $5/night. Rent a 2 person tent for $5/night if needed. Email, text, call Greg. General Rules & Conduct 1. Check-in/Check-out: o Check-in time is [12:00 PM] on the day of arrival. You are welcome to ask if early arrival available, pending other guests. o Check-out time is [11:00 AM] on the day of departure. Please ensure your campsite is clean and vacated by this time. o Late check-out may incur additional fees. Please arrange with management in advance. 2. Campsite Maintenance: o Please keep your campsite clean and free of litter. Dispose of all trash in designated receptacles. "Leave No Trace" principles are strongly encouraged. o Do not leave food unattended or exposed, as it may attract wildlife. o Do not dig trenches around tents or alter the natural landscape of your campsite. 3. Noise: o Quiet hours are from [10:00 PM] to [8:00 AM]. During these hours, please keep noise to a minimum out of respect for other campers. o Generators are generally not permitted at primitive sites unless specifically approved by management for medical necessity. If approved, their use is restricted to non-quiet hours. 4. Vehicles & Parking: o Parking is permitted only in designated areas. Do not park on roadsides or block access for other vehicles or emergency services. o Speed limit within the campground is [5 MPH]. o Vehicles should remain on established roads and parking areas. Off-roading is strictly prohibited. 5. Visitors: o All visitors must check in with management upon arrival. We will give you a brief tour of the property for your safety and enjoyment. o Visitors must adhere to all campground rules and depart by [10:00 PM] o Campers are responsible for the conduct of their guests. Fire Safety & Campfires 1. Fire Rings: o Fires are permitted only in designated fire rings. Do not create new fire rings. o Do not move fire rings. o Never leave a campfire unattended. 2. Firewood: o Gathering of deadfall is generally allowed, but please check with management for specific restrictions. o Do not cut down live trees or vegetation for firewood. o This is an active forest with older trees and “widow makers” so please be cognizant of pulling on any branches. o Transporting firewood from outside the area can introduce invasive pests; please consider purchasing local firewood or using the firewood provided by the camp. 3. Extinguishing Fires: o All fires must be completely extinguished with water before leaving your campsite or retiring for the night. The fire must be cold to the touch. o Be aware of any fire bans or restrictions due to dry conditions. These will be posted and strictly enforced. Wildlife & Environment 1. Respect Wildlife: o Do not feed wild animals. o Keep a safe distance from all wildlife. o Store all food and scented items securely in your vehicle or bear-resistant containers, if applicable. 2. Flora & Fauna: o Do not disturb or damage plants, trees, or other natural features. o Do not remove any rocks, plants, or other natural elements from the property. Pets 1. Leashes: o All pets must be kept on a leash no longer than 6 feet at all times when outside your tent or vehicle if there are other campers nearby. o You may allow your pet to roam freely under voice control, but we are not responsible for any incidents that could occur with your pet. o Pets should not be left unattended at campsites. 2. Waste: o All waste should be picked up or buried. (No trace behind) o Pet owners are responsible for immediately cleaning up after their pets and properly disposing of waste. o Excessive barking or aggressive behavior will not be tolerated and you may be asked to leave without warning. 3. Vaccinations: o Any pet not vaccinated is at risk and it is the sole responsibility of the pet owner should any incident occur. Safety & Prohibited Items 1. Children: o Children must be supervised by an adult at all times, especially near water bodies, roads, and fire areas. 2. Alcohol & Drugs: o Consumption of alcohol is permitted for guests of legal age and must be done responsibly within your campsite. Please be respectful to others and the land. o Illegal drugs are strictly prohibited. 3. Weapons: o Firearms must be unloaded and stored securely. o Discharge of firearms or fireworks is strictly prohibited on campground property. 4. Disruptive Behavior: o Any behavior deemed disruptive, unsafe, or disrespectful to other guests or property may result in immediate eviction without refund. Management Rights Sunny Hills Farm and Camp management reserves the right to: • Refuse service to anyone. • Evict any person or party violating these rules without refund. • Make changes to these rules and regulations at any time.
