Warfel Construction is currently looking to hire a Construction Superintendent based out of our Winchester, VA office. The Superintendent is responsible for directly overseeing all phases of construction at the project site to ensure successful completion within the required budget and schedule and with excellent quality. This position requires strict adherence to all Warfel safety rules and regulations, including any site-specific necessities.   Standard work hours are M – F, beginning at 7:00 AM through 3:30 PM with a 30-minute lunch. Occasional Saturday work and overtime may be required. Travel to and from the jobsite varies; reliable transportation is required. This position does require the ability to work in ever-changing work environments, including variable weather conditions. Requirements Job responsibilities include, but are not limited to, the following: Reads and interprets project plans and specifications and analyzes construction methods and scheduling for details and sequences of work. Promotes a culture of jobsite safety and demands safe work practices from everyone onsite. Rectifies jobsite hazards immediately and ensures that all safety procedures are adhered to both by Warfel employees and subcontractor employees and visitors. Assures that designated safety personnel conduct regular safety inspections and reviews. Empowers employees with culture of safety as top priority and is proactive with safety for Warfel employees. Conducts weekly Toolbox Talks. Maintains detailed Daily Logs for work occurring onsite. Creates 3-week lookahead schedules for the project on a weekly basis and assists project management staff with overall schedule updates. Proactively communicates upcoming work with subcontractors, vendors, and clients. Maintains direct contact with trade subcontractors and vendors to schedule deliveries and manpower needed. Informs project management staff of any unusual circumstances or issues that may cause delays. Coordinates closely with Director of Field Operations, Foreman, and Project Manager to discuss Warfel manpower needs, equipment, and supplies to ensure they are planned to be onsite in a timely fashion. Establishes and maintains dimensional controls for project, which may include the use of a third party surveyor or layout personnel. Supervises the workmanship of subcontractors to ensure work is in compliance with the project drawings and specification and meets Warfel quality standards. Reviews shop drawings submitted by subcontractors and field measurements to confirm design requirements are met before materials are fabricated. Purchases miscellaneous jobsite materials and rough hardware and supplies as authorized by the Project Manager. Ensures that no extra work or deviations from the contract documents are made without proper authorization from the Project Manager. Promptly brings Client and Architect requests for changes to the attention of the Project Manager for schedule and cost implication discussions. Meets with client representatives, as appropriate, to discuss the status of the project and review and identify areas of question. Works in conjunction with Project Management staff to relay information to the client. Supervises Warfel field labor and makes recommendations on promotions and terminations. Provides performance evaluations for staff, as requested Qualifications: Minimum 10 years’ supervisory experience on commercial construction projects Must have construction background and training. Physical Requirements: Position spends 80% of the time on an active construction site. Will need to move frequently throughout a construction jobsite with uneven terrain and in inclement weather. May need to occasionally move around the inside of the office to access file cabinets, manage copiers and other business materials, etc. Constantly operates a computer and other office productivity machinery, such as a calculator, telephone, copy machine, or printer. Frequently communicates with internal and external clients to exchange correct and accurate information. Occasional need to lift or move heavy materials up to 50 lbs. Ability to maneuver and operate equipment occurs occasionally. Working at heights will vary, as well as working with various pieces of equipment that will provide protection at such heights: ladders, scaffolds, aerial man lifts, and personal fall protection. Climbing up and down ladders, scaffolds, and other objects in multi-story buildings while carrying tools and equipment may occur occasionally. Need to bend, kneel, crouch, and crawl as appropriate. Other duties may be assigned Develop, manage, and improve business infrastructure and operations built around industry best practices to enhance efficiency, specifically around on-site production and performance. Oversee procedures and processes for efficiency and thoughtfully implement recommendations to develop and improve them. Oversee projects as they are being carried out to make sure that the work is done according to the outlined specifications, and that they also conform to the work project timetable. Coordinate day to day trade contractor scheduling and supervise field production Assist team with project planning and scheduling Work closely with the Project Manager to identify and solve problems Oversee quality control, ensure all work is being performed to our standards Read and comprehend plans, specifications, and manufacturer requirements and instructions Perform miscellaneous hands-on tasks across most trades in support of our production partners for the benefit of the project schedule or budget. Use hand and power tools Confirm the accuracy of completed work and ensure all deficiencies are corrected. Coordinate and supervise all construction activities Ensure safety requirements are met Ensure proper signage is posted on the job site Review the plans and specifications for construction and construction schedules. Establish the punch list process and close-out procedures with Owner and Architect before subcontractor work starts. Schedule and procure tools and equipment necessary for the project Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion. Perform quality control duties and responsibilities regarding the work being performed. Ensure that subcontractor is fully executing and complying with his contracted scope of work. Coordinate required inspections with local jurisdictions. Perform Superintendent duties at multiple job sites, simultaneously. Ensure subcontractor has corrected all deficiencies identified by project team. Walk project daily to monitor activities and assist in future planning. Provide Owners and Clients with 2-week look ahead schedules Gather project material submittals and maintain records of approvals at the job site. Issue notices of non-compliance to subcontractor regarding quality of work or scheduling. Ensure the job site is ALWAYS kept in a clean and organized manner. Perform job progress and completion punch list identification and completion. The Construction Superintendent provides leadership and coordination for all phases of commercial or residential construction projects, including coordinating subcontractors, material, and equipment, ensuring that specifications are being strictly followed, and work is proceeding safely and in accordance with the established schedule and budget.  Superintendents shall be responsible for scheduling, inspections, quality control, and job site safety.  The Superintendent often provides leadership to field employees such as Laborers, Field Engineers, and Assistant Superintendents. Key Responsibilities In conjunction with the project team, establish and maintain the master project schedule.  Prepare a detailed 2 week look ahead schedule that reflects daily goals and labor activities to support overall project schedule. Conduct subcontractor precon meetings with each major subcontractor and CCG’s PM by utilizing the standard Chesapeake template for the agenda. Proactively schedule subcontractors, consultants, and vendors in critical path to ensure timely completion Ensure that subcontractors are fully executing and complying with the contracted scope of work for both schedule and quality control. Collaborate with CCG’s Safety Department and adhere to the company’s safety policy and required documentation. Create a jobsite specific safety plan.  Attend Chesapeake’s monthly Safety Meetings. Coordinate and monitor daily jobsite activities of the subcontractors and Owner’s vendors, assist in future planning. Perform quality control duties and responsibilities regarding the work being performed in accordance with the project documents and submittals. Inspect and track material deliveries and installation details to meet project documents (including approved submittals).  Issue notices of non-compliance to sub-contractors regarding quality or work or scheduling Ensure that the job site is always kept in a clean and organized manner. Maintain a daily log and upload photos of activities on the jobsite. Identify conflicts in construction documents and address with the appropriate parties or communicate with senior project leadership for resolution. Schedule and run weekly subcontractor preconstruction meetings.  Attend CCG Superintendent quarterly meeting. Coordinate required inspections with local jurisdictions as well as third party inspections. Train and mentor Assistant Superintendents, Field Engineers, and Laborers. Requirements 7+ years commercial construction experience in a construction management or similar   position with knowledge of all of construction trades. Familiarity with construction management and office productivity software, including MS Excel, MS Word, MS Project, Procore, Microsoft Teams, or other web-based or mobile document and project management solutions. Possess a valid Driver’s license in order to travel to assigned jobsites. Maintain OSHA 30, First Aid, & CPR Certification.
