We hold ourselves to one standard: continuous mastery. RESIDENTIAL SUPERINTENDENT ESSENTIAL DUTIES AND RESPONSIBILITIES: Core duties and responsibilities include the following. Other duties may be assigned Develop, manage, and improve business infrastructure and operations built around industry best practices to enhance efficiency, specifically around on-site production and performance. Oversee procedures and processes for efficiency and thoughtfully implement recommendations to develop and improve them. Oversee projects as they are being carried out to make sure that the work is done according to the outlined specifications, and that they also conform to the work project timetable. Coordinate day to day trade contractor scheduling and supervise field production Assist team with project planning and scheduling Work closely with the Project Manager to identify and solve problems Oversee quality control, ensure all work is being performed to our standards Read and comprehend plans, specifications, and manufacturer requirements and instructions Perform miscellaneous hands-on tasks across most trades in support of our production partners for the benefit of the project schedule or budget. Use hand and power tools Confirm the accuracy of completed work and ensure all deficiencies are corrected. Coordinate and supervise all construction activities Ensure safety requirements are met Ensure proper signage is posted on the job site Review the plans and specifications for construction and construction schedules. Oversee preparation and ensure execution of job contract. Negotiate with and select subcontractors to perform the work. Draft subcontracts. Identify and track all long lead time items on the project critical path. Prepare for and lead weekly progress meetings. Anticipate issues and proactively works to avoid or resolve them. Resolve interpersonal conflicts among project staff, handle errors or delays and respond to crisis. Coordinate with Owners to align goals, make improvements, strategize, and implement changes. Establish the punch list process and close-out procedures with Owner and Architect before subcontractor work starts. Schedule and procure tools and equipment necessary for the project Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion. Perform quality control duties and responsibilities regarding the work being performed. Ensure that subcontractor is fully executing and complying with his contracted scope of work. Coordinate required inspections with local jurisdictions. Perform Superintendent duties at multiple job sites, simultaneously. Ensure subcontractor has corrected all deficiencies identified by project team. Walk project daily to monitor activities and assist in future planning. Provide Owners and Clients with 2-week look ahead schedules Gather project material submittals and maintain records of approvals at the job site. Issue notices of non-compliance to subcontractor regarding quality of work or scheduling. Ensure the job site is ALWAYS kept in a clean and organized manner. Perform job progress and completion punch list identification and completion. Manages deadlines, progress, and quality on multiple projects simultaneously Build and maintain business relationships with industry professional Seek alliances to improve performance Support staff in key client situations and event Requirements POSITION REQUIREMENTS: In-depth understanding of the company and its position in the industry. Ability to work and produce in a high-pressure custom home building industry 5-10 years of residential building experience Confident to speak candidly, assume roles and tasks, and then report back on what happened as well as its impact. Able to make professional decisions in a fast-paced environment and own the results. Goal-oriented and organized leadership. Able to multitask, prioritize, and manage time effectively. Self-motivated and self-directed. Excellent verbal and written communication skills. Capable in both a leadership and team-player role. Working knowledge of various computer programs; Proficient computer skills in Microsoft Office Suite (Word, PowerPoint, Outlook, and Excel). Excellent analytical and time-management skills with good interpersonal skills and communication with all stakeholders. Able to work at job sites throughout Northern Virginia. Ability to work in a fast-paced environment. Ability to remain calm under pressure and stress. Essential Duties and Accountabilities Serve as a project manager on larger design and construction projects. Serve as a technical leader or management leader within the Water Resources sector. Perform and oversee complex engineering tasks including engineering designs, preparing reports, construction drawings, specifications, and calculations for water distribution systems with focus on pump stations, tanks, and transmission mains. Review product designs and drawings for compliance with engineering principles, firm standards, customer contract requirements, and related specifications.
