We are seeking a skilled and reliable Maintenance Technician to join our team. In this role, you will be an essential part of our Property Management operations, responsible for performing hands-on maintenance and repairs across our portfolio. From responding to emergency requests to executing scheduled work orders, your work will directly support tenant satisfaction and the long-term upkeep of client properties. You’ll also be responsible for accurately logging completed work, tracking billable hours, and updating work orders in our property management software, AppFolio. If you have strong diagnostic skills, attention to detail, and the ability to manage maintenance tasks efficiently from start to finish, we’d love to meet you. This position offers a salary of $50,000-$60,000 commensurate with experience and includes a comprehensive benefits package that includes paid time off, medical and dental insurance, and 401k matching. Requirements Perform general maintenance and repairs across multiple trades, including basic carpentry, plumbing, light electrical, HVAC troubleshooting, and appliance repair. Respond to Emergency Work Orders including clearing clogged toilets, sinks, drains, water leaks, loss of power, unsafe facility conditions, etc. Accurately log completed work, track billable hours, upload receipts, and manage documentation in our Property Management Software, AppFolio. Maintain clean and safe building conditions by addressing common areas, exterior upkeep, and unit turnovers. Drive to OCF-managed properties and various locations in the Philadelphia area to perform services, including transporting building materials and unloading vehicles with replacement parts. Collaborate with property and maintenance managers to prioritize tasks and ensure timely, high-quality service. Provide professional, courteous communication with tenants and team members, particularly when resolving maintenance concerns. Maintenance Coverage after-hours: handle emergency service requests outside of normal business hours (flood/power loss/etc.) Education, Experience and Skills required: Valid driver’s license. High school diploma or equivalent. Minimum of 2 years of experience in property maintenance, construction, or a related field, with working knowledge of general maintenance practices including electrical, plumbing, carpentry, and painting. Proficient with computers and the ability to manage digital work orders, documentation, and billing in our property management software. Ability to read and interpret diagrams, schematics, and blueprints. Skilled in the safe use of hand and power tools. Excellent customer service and communication skills; able to professionally handle tenant interactions. Physically capable of lifting up to 90 lbs and performing labor in varied weather conditions. Availability for rotating on-call emergency coverage. You will thrive in this position if you: Are thorough and attentive.
