Our Firm is currently seeking a DOB Project Manager to join our construction consulting firm in Midtown, Manhattan. This position is an exciting opportunity for a motivated individual to join our team and utilize their construction expertise on interesting and challenging projects. PM Responsibilities are: • Review Plans for completeness. • Perform limited code/zoning consultation. • Develop filing strategies for all types of projects. • Prepare filing form work. • Coordinate C.O. signoffs; attend field meetings, mock inspections and construction inspections. • Meet with DOB Staff when needed for large scale projects. • Manage Assistant Project Managers and Field Staff to be sure projects are on track. Also be able to: • Process DOB filing sign-offs • Prepare form work for and obtain initial DOB Work permits • Communicate permit expiration with clients and renew permits • Establish safety registrations and general superintendent registrations • Track and Renew contractor insurance Key requirements: • Must be a Class 2 filing representative. • Proficient with DOB on-line systems (BIS, DOB Now and E-filing) • Understanding of DOB project filing techniques, including HUB filings in order to determine permit and signoff requirements • Ability to effectively work with clients • Ability to communicate problems with staff if they occur • Experience with the Microsoft Office Suite • Ability to handle multiple projects simultaneously • Coordinate and track the progress of the tasks with staff expediters. We are currently looking to hire a full-time Building Code & Zoning Specialist. This is a wonderful opportunity for a retired Class 2 Expediter, Architect or Engineer looking to stay involved in the construction field and make some extra money. Primary Responsibilities (include the following, but are not limited to): • Possess in-depth knowledge of NYC construction codes and the NYC Zoning Resolution. • Conduct code and zoning consultations, including the preparation of detailed reports and analyses. (we will provide the templates for these reports) • Prepare CCD (Construction Code Determination) and ZRD (Zoning Resolution Determination) applications for obtaining code and zoning variances. • Support project managers in devising effective filing strategies for various types of construction projects. • Provide expert guidance on the interpretation of building codes and zoning regulations during project planning and execution. • Assist in the risk assessment of projects by evaluating potential code and zoning challenges. • Develop and maintain a database of common code and zoning issues encountered in past projects to streamline future consultation processes. Coordinate with the San Mateo County staff and persuade them to complete our SB9 application. We have a survey and a split line and a geologic soil analysis done so we are 85% there but we still need some careful persuasive documentation and help negotiating with the County of San Mateo staff. After the basic SB9 split approval then help us a second time. Create an off the shelf building house plan and submit it to get the County to assess if they will accept our existing " non compliant" driveway. If the driveway is not acceptable then launch an appeal to the State of California via SB450 If you have the appropriate persuasive skill and are motivated to help us please drop us an email.

We are looking for a part time experienced person, who is semi-retired, with experience in construction management, budgeting, inspections and construction cost estimating working with a commercial general contractor, in all trades. Work involves visiting construction sites each month, meeting the construction team, review of contractor's payment applications, schedule, change orders, etc. Good written and verbal skills are needed. Good knowledge of Microsoft Excel and computers is also needed. A degree in; Construction Management, Architecture or Civil Engineering is a plus. Prior experience as a Commercial Project Manager with a General Contractor and/or as an Estimator is very helpful. Ideal person will have over 30 years experience. Trades person need not apply. SUMMARY • Reports to Project Principal/Manager • Assists Engineers, Project Managers, or Principal by performing the routine aspects of electrical engineering assignments, project design drawings, specifications subsequently providing electrical, lighting and low voltage system design & document production. Duties and Responsibilities Essential functions for this position: • Performs electrical engineering calculations including electrical load, conduit and electrical system sizing, and equipment (i.e. low/medium voltage power distribution systems, transformers, and panelboards) • Perform Title 24 lighting calculations, Photometrics and design lighting control. • Perform low voltage system design (i.e. security/fire systems, data/telecommunications systems, etc.). • Coordinates project assignments with those of other Project Managers, and Principals in their team. • Reviews drawings supplied by vendors, clients, engineers, architects and then recommend necessary changes. • Perform, determine and learn to understand electrical code to be able to implement design requirements. Respond to issues and work with City, State, and County officials for permits. • May attend site investigations, project kick-off and design review meetings, and interact with clients as their level of experience progresses. QUALIFICATIONS Knowledge • Expected to have a thorough understanding of electrical and lighting systems. • Familiar with low voltage systems; Fire Alarm and Data/Communications. • Aware of construction document organization and preparation. Skills and Abilities • Highly proficient with Auto/CAD to prepare electrical drawings. • Knowledge of Autodesk REVIT and Bluebeam for additional requirements to perform project task with clients. • Knowledge of AGI to perform photometric calculations. • Knowledge of EnergyPro to perform Title 24 lighting compliance. • Knowledge of word processing and spreadsheet software. • Knowledge of California Electrical, Energy Code and Building Codes. • Ability to provide and follow written and verbal directions and instructions. • Demonstrate the ability to learn quickly and adhere to new standards and technical requirements. • Able to layout electrical systems. • Demonstrate ability to handle and prioritize multiple projects. • Effective written and oral communications skills are desirable. Education, Credentials and Experience • Bachelor's Degree in Electrical Engineering. • Possess a Fundamentals of Engineering (FE) certification or have the qualifications to take the FE exam. EIT certification is preferred but not required. • Four years of working experience within the construction industry. • Experience with City permit process and DSA (Department of State Architect) approval process.
