Financial Analysis & Reporting ·         Perform financial analyses to evaluate impacts of strategic decisions, such as refinancings and recapitalizations, on returns, yields, and financing covenants across the LV portfolio. ·         Review financial reporting packages, identify key performance drivers and shortfalls, and produce investment reports for internal leadership and capital partners. ·         Lead ad hoc financial analyses, market comps, and internal process improvements to support Asset Management and cross-functional initiatives. ·         Work with LV’s operations and property accounting teams, as well as other key internal stakeholders to meet deadlines for internal and external reporting. ·         Collaborate with LV’s Acquisitions and Investments teams to create Pro Forma assumptions and business plans for potential developments and acquisitions. Operational Analysis ·         Support the Asset Management team with analytical and operational assistance across LV’s leasing and marketing, financial planning and analysis, and property operations platforms. ·         Coordinate with the Operations team to analyze and assess proposed operating budgets for LV deals and benchmark properties’ performance to them throughout the academic year. Leasing & Marketing Analysis ·         Monitor macro and micro-market leasing trends, evaluate LV’s performance against the market, and recommend adjustments to leasing strategies and rates. ·         Travel to LV’s active and potential markets to assess the performance of LV’s assets and conduct competitor analyses. ·         Contribute to LV’s Retail leasing process by conducting LOI reviews, participating in lease negotiations, and maintaining tenant relationships. Requirements Requirements/Qualifications ·         Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related field; M ·         1–3 years of experience in asset management, real estate private equity, investment banking, or a similar analytical role ·         Strong financial modeling skills with proficiency in Excel and an understanding of valuation, IRR, and waterfall analysis ·         Familiarity with property-level operations, budgeting, and leasing strategies; student housing or mixed-use experience preferred ·         Experience interpreting financial reports such as rent rolls, T12s, and budget variance reports ·         Ability to synthesize large amounts of data into clear, actionable insights for internal and external stakeholders ·         Highly organized and able to manage multiple projects and deadlines in a fast-paced environment ·         Willingness to travel to properties and markets as needed
