We are looking to interview and hire individuals to join our real estate team and be mentored and coached by our top producing agents. Our agents will teach you everything that’s got them to succeed. Upon starting you will be placed on a team as a junior agent, once you have done a few deals your commission structure will increase once we see that you can handle everything on your own and you’re well rounded we will help you build your own team OR if you aren’t new to the business of real estate and have experience meaning you don’t need training or help you are welcome to come onboard, we will give you clients and listings. This can be a very lucrative career for the right individual. We are a small company that focuses on training. We have 40 BUILDINGS in the most expensive parts of Manhattan. Advertising is FREE and the company paid. We get about 200-400 inquiries a day because we have the most desired buildings in the Financial District, West Village, Tribeca, SoHo, LES, and we have some uptown as well! Your job and duties: We will give you clients and you will meet them and show them apartments. You will view apartments throughout the city. The Onsite Manager provides a professional and reliable presence at the property in return for a monthly base rent up to $1,800, negotiable based on vacancy, cleaning expectations, and other negotiable terms/tasks agreed upon before accepting the position. All candidates must meet local city landlord requirements including positive rent history, credit score of 620+, and monthly income of 3x the marketed rent (around $4k-$5k/mo). Onsite Role - General Job Description(20 hours/mo): • Act as first point of contact for all residents, prospects and vendors; “face” of the community. • Facilitate vendor visits and continually oversee maintenance request management. • Upon availability, act as first point of contact in case of emergencies.  Including: Unit lock outs, power outages, unit leaks, etc • Posting and issuing building wide notices: 14 Day for unpaid rent, 10-day compliance notices, building updates, renewal offers, water shut offs, 24/48 hour notice of entry, etc. • Overseeing and ensuring efficiency in all current or new move-in/move-out processes. • Perform minor maintenance repairs within ability; changing light bulbs, clogged drains, small plumbing leaks, etc. Property walk responsibilities: • Schedule junk removal for bulk items. • Communicate and issue chargebacks to tenants if/when known who bulk item(s) belong to. • Landscaping awareness/monitoring. • Parking management  Towing of cars, awareness of abandoned/unlawful vehicles. • Ensure trash and garbage areas are free of litter. Communication: • Answer calls/texts and emails in a respectful and timely manner using approved Peak Living email and signature; 24 hour turnaround time expectancy. • Resolve or escalate resident and potential resident concerns. • Advise residents of an unpaid balances or late rent. Leasing Duties: • Market and lease all apartments utilizing respective platforms confirmed by Manager: Zillow, Craigslist, building website, Appfolio, etc. • Schedule and conduct showings; answer all questions of potential residents. Follow up with all prospects by sending applications. • Conduct unit walk through in advance of move-ins to ensure units are 100% ready; place work orders as needed for outstanding items. • Ensure move-in inspections are completed and uploaded via Appfolio. • Customer service is #1 priority! Cleaning Responsibilities: • Common area cleaning – At least every week • Vacuum all shared spaces; lobby areas, hallways on each floor, stairwells, laundry rooms. • Wipe down surfaces, including stairwell handrails, elevator, entry/exit doors, laundry equipment. Windex main entrance doors. • Sweep exterior entryways, including courtyard areas, parking lot + cobweb removal. • Mail areas (package/recycling tidiness), dump junk mail – Weekly • Throw away any trash that accumulates in stairwells/common areas – As needed • Report abandoned items in common areas to Manager – As needed • Trash/garbage area monitoring (packing down the bins, picking up overflow) – Each week before scheduled pick-ups • Inform management of bulky item accumulation – As needed If you are looking for a new home + part-time position, please respond with your resume and any other important information you feel we should know!
