Purpose: The purpose of this role is to provide oversight and visibility to the physical presentation of the buildings we own and manage. This includes seeing and inspecting vacancies that are rent ready as well as in turnover to assess their condition/work progress as well as the overall presentation and safety of the building, it’s common areas and systems. The job is mostly field based but there is an office component to upload photos, explain projects, and check in with team members. Oversight: This is an Operations Team function. To be successful, you’ll work with the Operations Supervisor, Regional Supervisors, Maintenance Team, Managers, and Vendors. Oversight of this position lies with the Operations Supervisor. The schedule will come from the Regional Supervisors. Typically this is a M-F business hour job, however there will be times that a weekend could be needed to help accommodate move outs/ins. If this is needed, the weekly schedule will be adjusted to accommodate the weekend day. Tasks are outlined in the Planner. Photos taken are uploaded to the correct Sharepoint file/folder. If it’s a general building walk/inspection, put this under the Manager/Building and label the folder General Walk DATE. If it’s a vacancy walk, text manager/supervisor any concerns that you notice. Supervisor will advise on how to proceed. They’ll delegate the task accordingly. Tasks: Tasks include, but not limited to, Move out Inspection, Vacancy walks, Building walks, Inspections, Assist manager with LAHD, plumbing, fire inspections, Pre-Move Out Inspections, Posting notices, Coordinating with vendors/manager for bids. Schedule The nature of property man is that the schedule often changes based on needs. Every effort will be made to have a set schedule a week ahead of time by Friday. However, it might change based on needs.
