Duties may include, but are not limited to: • Completion of all types of work orders from residents. • Completion of all resident apartment turn over tasks. • Must be able available to complete “On-call” duties. • Some administrative duties may be included such as opening, tracking and closing work orders. • Conducting property inspections and/or participating on an inspection team. • Attending monthly safety meetings. • Complete preventative maintenance activities. • Full knowledge of property’s emergency procedures. • Maintain all records required by company policies and procedures, OSHA and EPA. • Perform all required duties in a professional and confidential manner. Maintenance technician positions require that an individual be able to lift moderate weights of between 30-60 lbs. on a regular basis and the ability to stand and/or walk all day. In addition, occasional heavy lifting may be required. Duties of this position may require strength and endurance in performing heavy manual labor. Alternating on-call shifts required. Must live within 30mins of Newport, RI for on-call. Valid driver’s license and own transportation required. $150 premium paid for all week’s that you are on-call, additionally you are paid a time and a half rate for any emergency calls plus travel time. ROLE AND RESPONSIBILITIES:  Regular attendance at assigned location that may include office or other project sites  Follow blueprints and building plans to meet the needs of project  Measure, cut, install wood framing drywall, cabinets, flooring, trim, formwork, and other materials  Lifting and moving objects and construction materials intermittently or on a continuous basis. Demolition as required.  Use of lasers, measuring devices.  Experience in using power tools, saws, pump jack staging  General apartment building maintenance Must have a valid license and reliable transportation. Must be willing to travel within an 1hr 15 min of New London or Providence. Preferred Bilingual: English and Spanish Typical Hours: 7:00am-3:30am (overtime regularly offered)
