GENERAL RESPONSIBLITIES Perform skilled professional flooring restoration services such as (but not limited to) carpet cleaning, epoxy and urethane coating applications, terrazzo honing/polishing, concrete grinding/polishing, marble polishing, epoxy grout colorant applications, etc. Perform restorative floor cleaning services. Participates in specialized training, professional skill development. Ensures vehicle has enough fuel, you have proper directions and review your work order(s) prior to departing for jobsite. Ensures you have all chemicals, equipment, supplies, etc., to complete the workload for assigned shift. Reports any job problems or inability to complete work, including any issues with vehicle or equipment, immediately to the on-duty supervisor. Complete information on each work order and report daily progress through voicemail at end of each work shift. Maintains assigned equipment and vehicles for safe, long term operation. Cleans all equipment after each work shift. Properly uses and secures any cards, keys, phones, tablets, or other company property. Adhere to all company policies. Working outside includes being prepared for all of the conditions involved with being outside. This has been an exceptionally hot and rainy year. We are looking for individuals who are value quality, not afraid of a challenge, and driven by hard work. Experience is not necessary but helps a lot. WHAT YOU CAN EXPECT TO DO IN THIS ROLE: PROPERTY MAINTENANCE Daily property walks to maintain a well-kept and manicured curb appeal. Work independently to remove trash from the property and in common areas. As necessary, prepare the property for snow or winter weather, fall leaf clearance, and other safety and cosmetic needs affected by seasonal weather changes. Ensure proper lawn grooming, shrub trimming, and edging. Repair fencing and various landscaping as needed. Paint areas as needed. Assist with light cleaning and repairs prior to new resident move-ins. Assist office staff, as needed, with posting notices on resident doors and common areas as needed. OPERATIONS Ensure adequate inventory of cleaning supplies and equipment, notifying the supervisor when supplies are needed. Ensure that equipment, tools, supplies, and vehicles are properly used, maintained, and stored. Conduct preventative maintenance on tools and equipment as assigned. CUSTOMER SERVICE & COMMUNICATION Listen and respond to the needs of residents and staff members, escalating communication as necessary to a supervisor. Willingly and consistently share observations and insights of departmental operations that may improve quality and efficiencies of the department. Attend all-employee and departmental meetings and in-service training as directed. Update the Service Manager with status of work and communicate any potential liabilities including damage to grounds, facilities, supplies or equipment. COMPLIANCE & SAFETY Perform duties in accordance with all safety and OSHA requirements. Ensure that policies and procedures as well as safety and compliance expectations are met. WHAT YOULL NEED ON DAY ONE: High school diploma or equivalent required. Minimum of one year of previous experience as a Groundskeeper or similar function is preferred. Ability to speak and understand English. General computer knowledge. Knowledge of and ability to use grounds tools and equipment. Excellent customer service and interpersonal skills. Strong attention to detail, organizational, time-management and problem-solving skills. Ability to work independently. Valid driver's license may be required. Ability to work a flexible schedule to include weekends, evenings, and some holidays.

WE WILL TRAIN THE RIGHT PERSON. COME IN PERSON TO APPLY: PAY IS BASED ON EXPERIENCE. STARTING PAY IS $13 to $24 Oil changes on most all vehicles (lube, oil change & filter service) Tire and wheel installation (mount, balance, rotate, and replacement of tires/wheels) The Lube and Tire Tech performs all tire and wheel-related services while following oil change and vehicle inspection procedures.
