This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations. What You'll Do Below is a snapshot of what this role is all about. While there is more to it, this is the core focus. Maintenance and Repairs Perform daily maintenance tasks and diagnose/repair issues in various areas. Respond to maintenance requests promptly and professionally. Property and Amenity Maintenance Maintain pool, hot tub, and other amenities. Ensure safety and cleanliness of buildings and grounds. Maintain exterior property for curb appeal. Preventative Maintenance and Inspections Schedule and document preventative maintenance and apartment turns. Conduct regular inspections of common areas and equipment. Supervision and Coordination Supervise duties and outside contractors in the absence of the Maintenance Supervisor. Coordinate move-ins and move-outs. Safety and Compliance Assist with safety meetings and compliance with policies and regulations. Report potential liabilities and ensure property compliance. Inventory and Supplies Management Maintain inventory and assist in purchasing materials and supplies. What You'll Need Education and Certifications High school diploma or equivalent required HVAC-EPA (Type II) or EPA Universal license is required. Certified Pool Operator (CPO) license strongly preferred. Associates hired without a CPO license will be required to obtain within 90 days of hire. Valid drivers license may be required. Experience 2+ years of experience in property maintenance or a related field. Experience in supervising contractors preferred but not required.
