Mission: The Senior Revenue Manager is responsible for driving revenue optimization across our self-storage portfolio by centralizing and standardizing pricing strategy, improving forecasting accuracy, and ensuring revenue management best practices are consistently applied. This role bridges acquisitions, operations, and asset management to maximize NOI, mitigate risk, and support investor confidence through strong portfolio performance. Requirements Outcomes: Revenue Strategy & Pricing Execution: Lead pricing decisions across 100+ properties, delivering 5–7% year-over-year revenue growth while maintaining 88–92% occupancy and balancing rent growth to maximize NOI and asset value. Market & Competitor Analysis: Continuously track competitor rates, demand trends, and local market conditions, adjusting pricing to sustain top-quartile portfolio performance and ensure 95%+ alignment with demand forecasts. Revenue Management Tools & Technology: Evaluate and enhance pricing systems, revenue management platforms, and third-party tools to improve forecast accuracy by 10%+ and enable scalable performance at the portfolio level. Portfolio Performance Monitoring: Track KPIs (NOI, occupancy, rent growth, revenue per square foot); flag underperforming assets within 30 days of trend shifts and implement corrective strategies to restore NOI by the following quarter. Leadership & Training: Mentor regional and site-level managers on revenue best practices, reducing pricing inconsistencies by 50% within 12 months and embedding standardized execution across all locations. Data Infrastructure & Business Intelligence: Build out reporting dashboards and strengthen BI systems to provide real-time revenue insights and increase forecast reliability to >95% accuracy. Acquisition & Integration Support: Deliver revenue projections with 95%+ accuracy during underwriting and integrate newly acquired facilities into revenue systems within 90 days of acquisition. Communication & Reporting: Provide senior leadership and investors with quarterly performance reviews, highlighting revenue trends, risks, and opportunities to strengthen business strategy and confidence. Competencies: Analytical Insight: Translates complex data into clear forecasts and revenue strategies; leverages financial modeling and market analysis to drive accurate, actionable decisions. Revenue Strategy: Designs and executes pricing approaches, revenue management systems, and demand-based models that consistently maximize NOI and balance occupancy with rent growth. Market & Competitive Awareness: Continuously monitors market conditions and competitor actions, adapting strategies to sustain top-quartile performance across the portfolio. Cross-Functional Collaboration: Partners effectively with acquisitions, operations, marketing, and leadership; influences alignment between revenue decisions and corporate strategy. Operational Leadership: Mentors regional and site leaders, embeds standardized revenue practices, and ensures consistent execution across 100+ properties. Problem Solving & Risk Mitigation: Identifies underperformance early, benchmarks against competitors, and applies corrective strategies that protect NOI and investor returns. Executive Communication: Communicates insights, forecasts, and recommendations clearly and persuasively to senior leadership and investors, turning data into strategic business actions. Qualifications: 5+ years of experience in revenue management, pricing strategy, or financial analysis, preferably within real estate, hospitality, or storage industries. Bachelor’s degree in Finance, Economics, Business, or related field required; MBA or advanced degree preferred. Strong analytical skills with expertise in Excel, BI tools, and revenue management systems. Benefits Competitive Full Time Base Salary: $100k – $120K annually.
