OBJECTIVE The Building Manager is responsible for being a "working" manager and overseeing a crew of in-house employees and/or independent contractors, ensuring cleaning of assigned locations is performed to City Wide standards and delivering exemplary results/customer service to the client. As a manager, this employee is expected to be punctual and professional as he/she represents us as “the company.” ESSENTIAL FUNCTIONS Daily job responsibilities/functions include, but are not limited to: Vacuum, sweep, and mop flooring and stairs. Clean and sanitize bathrooms. Clean sinks, countertops, microwaves, and refrigerators in break rooms. Restock supplies in restrooms, break rooms and common areas. Empty all trash cans and replace liners and clean receptacles as necessary. Dust and clean office desks and furniture that are not cluttered. Clean windowsills and windows. Maintain janitor closets in a clean, organized, and safe manner. Maintain janitorial equipment in a clean, safe, and operable condition. Proper labeling, dilution, and use of all chemicals. Wear appropriate Personal Protective Equipment always. Other routine janitorial duties as assigned Utilize the Timekeeping system for verification of all time. Communicate with the immediate supervisor for any daily priorities or changes in the standard schedule. Correct and handle all Client complaints or requests following City Wide policy Communicate any HR issues and/or work-related injuries. Communicate with the Client through a supervisor or use a logbook to communicate daily Perform any other duties as required by the position. Maintenance Tech Multifamily Apartment employment type: full-time starting rate (doe) is $18-$19 first 90 days then $19 or $20 DOE or $21 (Plumbing skills)+. We will also pay towards your medical insurance up to $350 per month. Basic skills in HVAC (replace filters, thermostats, clean or replace thermocouple, identify problem, drain water lines, etc). Replacing zone valves, ability to fix sleeve AC units and more expertise (so we avoid calling our HVAC is a plus ($$)), PLUMBING (replace fixtures (sinks & toilets), basic snaking, repair leaks, replace; stems, water lines, diverter, shut off valves, and general hot water tank, etc. (the ability to snake like a plumber, replace drain lines is a plus ($$)), minor electrical (replacing light fixtures, replace / install electric plugs, ceiling fans, etc.), drywall patch and start to finish, ability to replace / install door jambs, cabinets, tub surrounds, repair ceilings, and other general household repair such as repairing screens, replacing broken window, etc. You must have basic tools for general maintenance such as power tools i.e. drill, saw, etc. plus various hammers, screwdrivers, pliers, wrenches, socket sets, electric tester, safety equipment (glasses), measurement/alignment tools. Larger tools we either have or will rent. Minimum maintenance experience is 1 year doing full-time work. You must have a valid driver’s license, a car (East side locations (South Euclid, Beachwood, Shaker Heights, Bedford & Garfield Heights), and a clean criminal record. Position Overview  We are seeking an experienced Facilities Manager to run the operations, security, maintenance, and compliance for our 30,000 sq ft lithium-ion battery R&D facility. The facility includes a dryroom, hazardous material storage, laboratories, and office areas. This role reports to Manufacturing and is responsible for ensuring the seamless functionality and safety of all site operations, with an expanded focus on facility security.  Key Responsibilities  Maintain daily operation and maintenance of the facility, including labs, dryroom, hazardous material storage, offices, and utility systems  Collaborate with R&D and manufacturing teams to support specialized infrastructure—specifically dryroom environments, hazardous materials containment,   Maintain uptime of site security systems, protocols, and staff, coordinating closely with the manufacturing team to ensure asset and personnel protection  Ensure all facility systems meet federal, state, and local safety, environmental, and building code standards (e.g., OSHA, EPA, NFPA)  Supervise contracted facilities support, including custodial, maintenance, security, and support staff  Manage facility budgets, vendor relationships, and contracts for repairs, upgrades, and preventative maintenance  Organize and lead site preparedness activities, including fire safety, emergency response, disaster recovery, and business continuity planning  Oversee documentation requirements for regulatory inspections, hazardous materials, equipment maintenance, and vendor services  Implement and monitor systems for hazardous materials management (chemicals, battery materials, waste)  Requirements Required Qualifications  Bachelor’s degree in Facilities Management, Engineering, Industrial Operations, or a closely related field  5+ years in facilities or operations management within an R&D, chemical, or manufacturing setting  Working knowledge of safety codes/regulations relevant to battery, chemical, or hazardous material environments (e.g., OSHA, EPA, NFPA)  Experience implementing or managing security systems and protocols in an industrial/R&D context  Strong supervisory skills with experience managing multi-disciplinary teams, including security personnel  Proficiency with building management systems (BMS), CMMS, and industrial safety protocols  Excellent organizational, project management, and budgeting skills  Preferred Qualifications  Advanced degree or certifications (CFM, FMP, PMP, OSHA, etc.)  Experience with lithium-ion battery environments or similar energy storage facilities  Familiarity with site security best practices for sensitive R&D/manufacturing environments  Experience with LEED, ISO, or other sustainability/compliance frameworks      Benefits Competitive salary and equity compensation commensurate with experience.
