Project Manager – Entitlements & Permit Expediting We are seeking a proactive and organized Project Manager with expertise in entitlements and permit expediting. This role will lead projects through the entitlement and permitting lifecycle, ensuring compliance with land use regulations, managing client relationships, and securing timely approvals. Key Responsibilities Serve as primary contact for clients, consultants, and agencies. Manage entitlements (zoning, rezonings, subdivisions, variances, conditional use permits, site plan --- approvals, environmental reviews). Oversee preparation, submission, and tracking of permits (building, utility, demolition, occupancy, --etc.). Coordinate with multidisciplinary teams and regulatory agencies to ensure timely approvals. Develop project schedules and progress reports. Mentor junior staff and foster a collaborative work environment. Ensure compliance with local, state, and federal regulations while proactively managing risks. Requirements Qualifications Bachelor’s degree in Planning, Public Admin, Real Estate, Civil Engineering, or related (Master’s preferred). 5+ years in land use, zoning, entitlements, and permitting. Strong knowledge of municipal codes, permitting processes, and regulatory compliance. Proven ability to manage projects from application to approval. Excellent communication, organization, and problem-solving skills. Preferred Experience in a land use consulting or permit expediting firm. Established relationships with planning departments and permitting agencies. Familiarity with public hearings and environmental review processes. Position Overview: Collaborate with the project management team to plan, organize, and oversee construction projects from initiation to completion. Assigned Responsibilities: Adhere to safety protocols and regulations, promoting a safe working environment on the construction site. Conduct site visits and inspections to monitor construction progress, ensuring adherence to project specifications and quality standards and assist with field supervision. Assist in developing comprehensive project plans, including schedules, budgets, and resource allocation. Manage all project documentation, including submittals, requests for information, contracts, change orders, and progress reports. Manage the procurement process, including obtaining quotes, negotiating contracts, tracking long lead deliverables, and building relationships with suppliers and subcontractors. Utilize project management software to track project metrics, update project status, and facilitate communication within the project team. Monitor project progress, identifying and addressing issues in a timely manner to ensure project timelines and budgets are met. Coordinate with project stakeholders, including architects, engineers, subcontractors, and clients, to ensure clear communication and alignment on project goals. Support the resolution of construction-related issues, conflicts, and changes in scope, including the submittal and negotiation of contract changes/proposals with subcontractors and/or the owner. Provide support to the project manager in coordinating and leading project meetings. Additional duties as assigned.  Requirements B.S Construction Management / Engineering and / or 3-5 years general construction experience required.  Proven understanding of construction processes, project management principles, and building codes. Strong organizational and multitasking abilities, with a keen attention to detail. Excellent communication skills, both written and verbal, with the ability to work effectively in a team environment. Proficiency in project management software and Microsoft Office Suite. Ability to work independently, take initiative, solve problems, and make decisions in a dynamic construction environment. Demonstrated leadership skills and the ability to motivate and collaborate with team members. Travel to project sites may be required. Collaborate with other Project Manager(s) to find alternative solutions. Collaborate, monitor and manage Superintendent(s) performance on contracts and/or work orders. Negotiate financial disputes and change orders with owners. Point of contact for project management staff, architects, subcontractors, owners, engineers and more Understand all details of project scope of work. Create and maintain project cost reports. Responsible for monthly project invoicing. Document and negotiate changes that may affect project completion or contract costs with subcontractors and owners. Develop and ensure implementation of the field quality assurance and quality control plan with Superintendent. Develop and enforce the project safety plan with Superintendent(s) Responsible for managing MBE/WBE subcontracting requirements.
