**This is a hybrid role that will require regular presence on-site at the client location around Cambridge, MA. **This position is not eligible for relocation assistance** The Informatics Delivery Manager (DM) is primarily accountable for fulfilling all contractual obligations for Zifo related to our customer engagements. This role is the realization of the ‘one hand to shake’ concept that would allow both the customers as well as the internal Zifo stakeholders to work with one primary point of contact for all the servicing needs for the specific engagement. The DM will provide strategic and technical leadership, as well as the consulting and program / project management skills required to analyze customer needs and opportunities to ensure Zifo successfully delivers a solution meeting the customer's objectives and goals. Requirements Responsibilities Overall accountability for the successful delivery of all projects and Zifo services in the engagement and ensure all service delivery contractual obligations are met Govern Project Health by using metrics-based health checks, perform Corrective and Preventive actions for any deviations, do follow-ups and follow throughs Chair Engagement Steering committee and other operational meetings including senior leadership from the customer and Zifo. You will oversee projects ranging from $2M to $25M, ensuring every detail meets the highest standards of quality, craftsmanship, and client satisfaction.   SENIOR PROJECT MANAGER ESSENTIAL DUTIES AND RESPONSIBILITES: Core duties and responsibilities include the following. Other duties may be assigned. Communicate and manage the client on a daily basis. Develop, manage, and improve business infrastructure and operations built around industry best practices to enhance efficiency. Oversee procedures and processes for efficiency and thoughtfully implement recommendations to develop and improve them. Oversee projects as they are being carried out to make sure that the work is done according to the outlined specifications, and that they also conform to the work project timetable. Review the plans and specifications for construction and construction schedules. Oversee preparation and ensure execution of job contract. Negotiate with and select subcontractors to perform the work. Draft subcontracts. Prepare job budget, develop project schedule, and coordinate material ordering, as necessary. Select the project Superintendent, orient the Superintendent to the job and work with the Superintendent to ensure that the construction plan is executed in accordance with schedule, CaseCo standards of quality and complies with building codes and regulations. Identify and track all long lead time items on the project critical path. Prepare for and lead weekly progress meetings. Anticipate issues and proactively works to avoid or resolve them. Hold construction meetings, attend weekly progress meetings, and prepare meeting minutes. Track submittals prepare requests for information and create owner and subcontractor change orders. Responsible for the financial management of the job and meeting the job's financial goals. Revise monthly cost projection and handle collections related to work. Update project schedule as needed to meet the final deadline. Support marketing, sales, and PR efforts. Resolve interpersonal conflicts among project staff, handle errors or delays and respond to crisis. Coordinate with Owners to align goals, make improvements, strategize, and implement changes. Prepare, manage, and update the detailed project schedule with sequence and activity duration including procurement items. Establish the punch list process and close-out procedures with Owner and Architect before subcontractor work starts. Schedule and procure tools and equipment necessary for the project Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion. Perform quality control duties and responsibilities regarding the work being performed. Ensure that subcontractor is fully executing and complying with his contracted scope of work. Coordinate required inspections with local jurisdictions. Identify subcontractor non-compliance with safety, health, and environmental standards. Identify conflicts in construction progress and communicate them to ownership team for resolution. Manage field staff and job site foreman if applicable. Perform PM duties at multiple job sites, simultaneously. Ensure subcontractor has corrected all deficiencies identified by project team. Walk project daily to monitor activities and assist in future planning. Provide Owners and Clients with 2-week look ahead schedules Gather project material submittals and maintain records of approvals at the job site. Issue notices of non-compliance to subcontractor regarding quality of work or scheduling. Ensure the job site is ALWAYS kept in a clean and organized manner. Perform job progress and completion punch list identification and completion. Manages deadlines, progress, and quality on multiple projects simultaneously Calls or meets customer to ensure satisfaction and collects payment for work completed. Reviews and analyzes site plans and blueprints in order to monitor and ensure compliance with plan specifications. Conducts pre-construction and pre-settlement meetings with home buyer; resolves customer service issues and production problems during construction phase to maintain customer satisfaction; completes finishing and warranty work as required. Assists in the control of production costs through review and approval of time sheets, production and service invoices, delivery, and inspection sheets. Confers with appropriate individuals to monitor and track costs to avoid overruns. Provides and applies appropriate training methods and standards to subordinates and subcontractors; monitors and enforces safety and Company policy compliance. Directly supervises subordinates and assists in the supervision of subcontractors. Carries out supervisory responsibilities in accordance with Company policies and procedures. Assist with special projects as requested and perform additional duties as required. Requirements Minimum Education Experience: High school graduate with at least one year of relevant course study including workshops and seminars in construction management techniques combined with at least four years or related experience; related supervisory experience; and a good knowledge and understanding of the home building industry within scope of building codes, regulations, and construction process. Skills and Abilities: Adaptability and flexibility to work effectively in a fast-paced environment with ability to coordinate several activities simultaneously. Decisiveness, decision-making and problem-solving abilities to select among alternative courses of action within budget limitations. Customer-service oriented with good interpersonal skills, good verbal and written communication skills for interaction with a variety of people inside and outside the organization. Good maintenance and carpentry skills; blueprint reading; use of hand and power tools. Work Conditions: Exposure to undesirable environmental conditions as well as some health and safety risks. Appropriate equipment and precautions required. Travel demands which require possession of a valid driver’s license.
