Perform preventive maintenance adhering to a program and schedule in order to reduce down time of critical systems and equipment. Maintain all records of Preventative Maintenance. 3. Operate and monitor Physical Plant equipment, assist with maintaining equipment records, and provide recommendations to team and department leadership to improve functionality and efficiency. 4. Perform a variety of skilled and semiskilled tasks consisting of routine preventive maintenance, Washing and rinsing coils, system operations, replacements of air filters, pumps, pipes, control components (both pneumatic and digital) and other similar activities that will ensure the smooth and continuous functions of college buildings, and equipment at multiple campus sites. 5. Purchase supplies so that you can perform preventative maintenance and maintain a stock of supplies. 6. Perform tests, measurements, adjustments as needed to help insure proper functionality of all Campus Services college equipment. Electrical (30%) 1. Read blueprints or technical diagrams, install and maintain wiring, control and lighting systems 2. Perform limited electrical maintenance as needed. Test electrical circuits, equipment, and troubleshooting electrical circuits, appliances using appropriate tools and testing instruments. Repairs (30%) 1. Maintain and repair refrigeration equipment, air conditioning equipment, heat pumps, air handling units, air/water cooled chillers and their associated equipment. 2. Schedule and prepare boilers, chillers and cooling towers for internal and external inspections with state and insurance inspectors. 3. Make or arrange for any and all repairs and returns boilers/heating/cooling equipment to service as required. 4. Maintain and repair auxiliary equipment, such as fans, motors, pumps and cooling towers for the HVAC/R system. 5. Perform journeyman level repairs to various HVAC equipment such as motors, starters, pumps, VFD’s, valve and damper operators. 6. Collaborate with other Physical Plant team members in troubleshooting and repairs to the building heating, cooling and energy management systems. 7. Review plans, specifications and schematics and makes recommendations as requested by the Director of Facilities & Engineering. Estimate time and materials for assigned jobs. 8. Perform a variety of routine maintenance in support of institutional needs including, but not limited to, mechanical/electrical devices, replace lamps and ballasts. Safety and Other Duties (10%) 1. Ensure that all refrigerant on hand or used is accounted for, recorded and its lineage documented, as required by EPA regulations, the Clean Air Act and The Montreal Protocol. 2. Follow state and local building regulations based on the National Electric Code. 3. Dispose of all batteries, lamps, and mercury-containing equipment in accordance with EPA and OSHA standards. 4. Follow all safety rules and procedures for work areas. Perform work in accordance with ADA, OSHA, Building, and Fire codes keeping the college in compliance with Federal, State, and Local codes. 5. May be required to respond to college emergencies and support Campus Services staff as a designated responder. Qualifications Required Qualifications • High school plus additional applied trades training and at least four years’ experience, or any satisfactory combination of experience and training which demonstrates the knowledge, skills and abilities to perform the above duties. • Thorough knowledge of journeyman level mechanical trades, including digital and pneumatic controls, HVAC, and all levels of electrical systems. • Thorough knowledge of HVAC operating systems, including the ability to read blueprints, related deciphering design issues. • Knowledge of general maintenance and repair methods, operation of related equipment, applicable safety and health regulations and standards. • Demonstrated skill in communications in customer relations. • Ability to exemplify traits that reflect the College’s culture, including integrity, a customer service orientation, cultural competency, trustworthiness, flexibility and a willingness to change. Special Requirements or Licenses • Driver’s license valid in the State of Oregon. • Possession of an Oregon State Electrical License (LME preferred). Candidates who are not currently licensed must be willing to enter and complete the LME Apprenticeship Program within 2 ½ years of employment. CCC will sponsor and provide the LME apprenticeship opportunity. • Possession of or ability to obtain within 6 months of hire date a universal refrigeration card, First Aid/CPR certification. • May require articulated boom lift, scissor lift and fork lift certifications and respirator protection training and fitting testing. o These certifications can be obtained at the college after employment. • Will be required to be on-call with the ability to respond to the campus within agreed upon time. Preferred Qualifications • Possession of journey-level or a current Plumber, HVAC licenses, Boiler Operator, backflow device, or welding certificates. • Experience with pneumatic as well as digital controls systems. • Building Automation System operation/programming.
