-Scheduling and prioritizing daily tasks of a maintenance team -Working with contractors and vendors -Plumbing, HVAC, Carpentry, and electrical work including, but not limited to external and internal lighting -Operating Machinery and Tools -Knowledge in ordering maintenance supplies and purchase at local hardware stores. -Ensures offices and/or locked areas are opened on schedule and that common areas are maintained in a clean condition. -Performs minor janitorial and maintenance of physical buildings, properties, including Installs/Replaces signage, light bulbs, batteries (smoke detectors) -Physically walks and inspects property on a daily basis. -Must have reliable transportation for company errands or tasks -Takes a hands-on approach to any necessary duties to ensure the job is completed. -Maintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses. Paints interior and exterior walls and trim. Qualifications and Skills: EDUCATION: High School diploma or G.E.D. equivalent preferred. EXPERIENCE: Qualified candidates will have 3-4 years maintenance or related field. HVAC experience preferred, but not required. SPECIAL SKILLS: Working knowledge of plumbing, electrical, appliances, and general building trades is required. (HVAC) certification required. Must know how to use basic hand tools for building maintenance. Must also be proficient in reading and writing; excellent interpersonal relations and communicative skills; auditory and visual skills. PHYSICAL FUNCTIONS: Must be able to bend, stoop, sit, stand, walk, climb stairs & ladder, to reach, lift, pull, push, balance, crouch, crawl, kneel and lift or carry weight up to 60 pounds. May be exposed to inside and outside environmental conditions, chemical hazards, respiratory hazards, extreme heat for more than 1 hour at a time. Must be able to fluently read, write and speak English. Availability to respond to community needs during non-business hours when an emergency appears.
