Property Maintenance Associate

Position Overview  We are seeking an experienced Facilities Manager to run the operations, security, maintenance, and compliance for our 30,000 sq ft lithium-ion battery R&D facility. The facility includes a dryroom, hazardous material storage, laboratories, and office areas. This role reports to Manufacturing and is responsible for ensuring the seamless functionality and safety of all site operations, with an expanded focus on facility security.  Key Responsibilities  Maintain daily operation and maintenance of the facility, including labs, dryroom, hazardous material storage, offices, and utility systems  Collaborate with R&D and manufacturing teams to support specialized infrastructure—specifically dryroom environments, hazardous materials containment,   Maintain uptime of site security systems, protocols, and staff, coordinating closely with the manufacturing team to ensure asset and personnel protection  Ensure all facility systems meet federal, state, and local safety, environmental, and building code standards (e.g., OSHA, EPA, NFPA)  Supervise contracted facilities support, including custodial, maintenance, security, and support staff  Manage facility budgets, vendor relationships, and contracts for repairs, upgrades, and preventative maintenance  Organize and lead site preparedness activities, including fire safety, emergency response, disaster recovery, and business continuity planning  Oversee documentation requirements for regulatory inspections, hazardous materials, equipment maintenance, and vendor services  Implement and monitor systems for hazardous materials management (chemicals, battery materials, waste)  Requirements Required Qualifications  Bachelor’s degree in Facilities Management, Engineering, Industrial Operations, or a closely related field  5+ years in facilities or operations management within an R&D, chemical, or manufacturing setting  Working knowledge of safety codes/regulations relevant to battery, chemical, or hazardous material environments (e.g., OSHA, EPA, NFPA)  Experience implementing or managing security systems and protocols in an industrial/R&D context  Strong supervisory skills with experience managing multi-disciplinary teams, including security personnel  Proficiency with building management systems (BMS), CMMS, and industrial safety protocols  Excellent organizational, project management, and budgeting skills  Preferred Qualifications  Advanced degree or certifications (CFM, FMP, PMP, OSHA, etc.)  Experience with lithium-ion battery environments or similar energy storage facilities  Familiarity with site security best practices for sensitive R&D/manufacturing environments  Experience with LEED, ISO, or other sustainability/compliance frameworks      Benefits Competitive salary and equity compensation commensurate with experience. Responsibilities: Responsibly manages and supervises all maintenance, housekeeping, laundry, and janitorial personnel including scheduling, assignment, direction, performance review (including input on pay adjustments), hiring and discipline consistent with Company policy. Implements and monitors programs to maximize revenue, control expense, and improve customer satisfaction. Manages all of the maintenance needs of assigned community to ensure the physical condition of the community and contribute to ESL’s annual business goals. Manages all customer service requests using the TELS work order system; including prioritization and delegation to assigned staff.  Maintain company customer service standards.  Follow through to ensure issue is resolved. Manages the apartment home turnover and preventative maintenance programs to maximize the value to the community.  Assesses the value of damage to the apartment homes that is charged to departing resident. Assists in the development of the annual maintenance operating budget and manages department expenditures within approved budget. Purchases parts, chemicals, and paint according to our requirements for national account spending. Inspects grounds, buildings and apartment homes on a regular basis to ensure that all physical aspects of the community are fully functional at all times. Inspects and monitors community and apartment homes to ensure housekeeping, janitorial and laundry employees are meeting company standards. Implements, or directs the implementation, of all applicable ESL policies and procedures.  Ensures compliance as needed. Negotiates with external maintenance vendors and suppliers as needed.  Monitors and enforces contract terms via communication with the Executive Director. Ensures compliance with all federal, state and local laws, specifically Fair Housing regulations. May drive company vehicle from community (only if required by community). May perform other duties as needed and/or assigned. May perform other duties as assigned or requested. Requirements High school diploma or general education degree (GED) required. Three (3) to five (5) years of multi-family property management or other building maintenance experience performing the duties of Maintenance Technician or Maintenance Director. Ability to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication, and division in order to do basic calculations and analysis such as estimating, determining averages and percentages, and totals. Solid performance management skills, including the ability to communicate performance expectations, document performance conversations, coach and document performance issues and complete performance management expectations as guided by the company. Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve company expectations and goals for the community. Basic computer skills, ability to using Microsoft Office and ability to operate standard office equipment. Ability to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, extractors, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters and safety equipment and ability to train others in their safe and appropriate use. Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in confined spaces or at heights in excess of 8-9 feet. Familiar with all types of surfaces and respective cleaners. Experience in carpet cleaning (all types) and upholstery cleaning. Understands Lock Out/Tag Out procedures. Understands SDS Sheets.  Must possess valid driver’s license. Pay Range: $23 - $28/hour  Installs electrical conduit, wiring, switching devices, controls, outlets, fixtures, and motors  Performs thread, solder, glue and assemble piping systems and other plumbing tasks as required  Performs carpentry remodeling to include framing walls, installing drywall, mud/tape drywall and painting  Performs testing, troubleshooting and repair of HVAC systems  Performs cement work to include forming, mixing, pouring and finishing of concrete  Troubleshoots and repair industrial machinery (i.e. lathes, drills, shears, brakes and benders)  Troubleshoots and repair facilities equipment (i.e. boilers, air compressors and pumps)  Performs preventative maintenance on facilities equipment  Accomplishes water chemistry testing of boiler  Possesses the ability to interpret electrical schematics  Maintains landscaping throughout the facility  Reports deficiencies and recommends areas for improvement to Manager  Performs other related duties as assigned  Requirements Must have excellent written and oral skills; able to communicate effectively with all levels of the workforce  Must be capable of performing varying tasks during the course of the day  Must be able to work with minimal supervision  Must be courteous in dealing with the workforce, military, government personnel and the public  Benefits CTS, LLC offers a comprehensive benefit package to eligible employees.
