Document property condition before a resident moves in. Develop and maintain strong relationships with contractors, maintenance personnel, and vendors to ensure service quality and cost control. Ensure that all maintenance issues are addressed promptly and efficiently, from cosmetic repairs to larger-scale renovations. Lead emergency and high-priority work orders. Quarterly site visits of every property in our portfolio. Manage the material inventory, equipment, and tool kits used by our maintenance team. Conduct routine property inspections to ensure properties are maintained in optimal condition, identifying any maintenance or repair needs. The position responsibilities are to maintain and handle general up-keep of the assigned community. It is expected that the building and grounds be “show ready” for guests and residents by 10:00AM each morning. Experience a plus. Vacuum and mop hallways as often as necessary. Remove marks on the walls if possible. Check emergency lights monthly to insure they work. Vacuum/Mop stairs and halls and all common areas. Keep dumpster area clean and swept, hose down if required; and shovel clean in winter. Prep units for new residents. Some light maintenance requests, and supporting NHHI property policy.
