Experienced PROPERTY MANAGERS needed to manage properties for SRO Housing Corporation. We provide permanent supportive housing mainly in the skid row community of downtown Los Angeles. We are looking for Property Managers with at least 3-5yrs experience with rent collection, tenant engagement, maintenance workorders, unit inspections, posting notices and ability to use the YARDI property management system for data entry and reports. The Resident Property Manager attends to the day-to-day operations of his/her assigned property/ies in the areas of: Tenant Relations, New Move-Ins, Collecting Paperwork, Maintenance Administration, Rent Collection, Marketing/New Resident Identification and Processing, General Administration, Staff Supervision, and Reporting. Responsibilities and Duties: • Assists with maintaining occupancy and delinquency rates. • Maintains and updates list of all available rental units. • Ensures the property provides an exceptional living environment for the residents. • Completes all lease applications and assists in rent collection. • Serves appropriate notices regarding rent increases, delinquent rent and other lease infractions. • Performs apartment move-in and move-out inspections as scheduled. • Greets prospective tenants and takes them on a tour of the community and the available units when needed. • Maintains traffic reports and follow-ups on all prospects. • Helps participate in resident functions. • Maintains and enforces guidelines under the Fair Housing Act. • Updates reports for the Property Supervisor / Senior Management, as required. • Supervises leasing and maintenance staff. • Performs routine physical inspection of the property and reports service needs to maintenance staff. • Assists leasing consultants with training, motivation and role-playing when needed. • Provides leasing support with follow ups on leads through telephone inquiries and guest cards. • Prepares weekly traffic/renewal status reports. • Works closely with the Company's Corporate and Back-Office Teams, as needed. Required Experience, Skills and Qualifications: • At least one (1) year of experience in managing an apartment community/property. • Working knowledge of Fair Housing Rules and Regulations and Section 8/Housing Choice Vouchers. • Proficient in YARDI and MS Office Suite (Word, Excel, Outlook). • Must have a valid/unexpired CA Driver's License and have a reliable vehicle with current CA Insurance. • High School graduate. • Assertive, with excellent interpersonal and communication skills. • Must project a professional appearance at all times. • Bilingual - English/Spanish is a plus. Provides Compliance-related consultative services to site managers and their administrative staff, while serving as a "role model" for the on-site team. QUALIFICATIONS: One to three (1-3) years of experience as a Residential Property Manager at an Affordable Housing (Tax Credit) Property, involving the preparation and submission of Annual Income Re-Certifications (A/Rs) and Move-In Files. High School Graduate, preferably with two years of college (Associate Degree). Basic knowledge of LIHTC (Tax Credit) Compliance. Basic knowledge of Fair Housing laws, relevant California statutes and local rent control laws as they apply to the leasing and occupancy of Tax Credit Affordable Housing. Proficient in YARDI, along with Microsoft Word, Excel and Outlook, and able to use technology and software to improve processes and enhance efficiencies. COS (Certified Occupancy Specialist) or CPO (Certified Profession of Occupancy) preferred, but not required. Other certifications, such as TCS (Tax Credit Specialist), SCS (Site Compliance Specialist) or SHCM (Specialist in Housing Credit Management), are also preferred, but not required. Looking for a full-time resident manager for a large well-maintained apartment building in Hollywood (with duties at two other buildings in Koreatown/Westlake). Someone with a construction or handyman background is needed. *This can't be a part-time or a second job. You will need to be onsite most of the day to deal with building/tenant issues (or at one of the other properties). *You need to be someone who is stable, responsible and detail oriented. Someone who keeps good records and is punctual. *You need to be someone who commands the respect of the other tenants in the building. *You will be responsible for keeping the building clean. *You will meet with building vendors/contractors/suppliers and monitor construction/renovations. *You will be involved in renovating apartments.
