$628 / 3br - Seeking 2 housemates or 1 couple in U District 3BR/1BA home (Missoula)

Hi! I'm looking for a couple or two people to live with in an affordable, spacious, beautiful home in the north U District! Reach out to me by email if you are interested. About the home: Two private medium-sized rooms are available, one starting October 1 and the other sometime in October or Nov. 1. The home has capacity for 3 people total and has one bathroom with a bathtub. Rent is $628 per person and covers all bills including Wi-Fi and a weekly compost pick-up service. Deposit is $1200. Laid-back, private landlord situation. Unfortunately, pets are not allowed. The home was renovated before I moved in 3 years ago and has a very large front room with a fireplace, vaulted ceiling, and large south-facing windows. Besides the bathroom and kitchen which have laminate flooring, the entire home has beautiful, new (as of 2022) hardwood flooring. The kitchen is large with plenty of storage. Includes microwave and dishwasher. It is stocked with most appliances, and has space for what you want to add. There is no laundry on site. There is a pantry as well as hall closet and outdoor "mud room" for storage. There is ample gardening space and several raised beds in the backyard. The shared spaces are furnished and decorated, but I am very open to swapping furniture and changing decorations/art on walls. I'd love to include things that are special to you! I love staying in pretty regular connection with housemates and having conversations, but also value my independence and quiet. I work in mental health and have a hybrid setup where I spend 2-6 hours a day at my office and work from home up to a few hours each day. I like keeping the house tidy and clean, but am not overly rigid about cleanliness. I spend time reading, cooking, sewing/crafting, and watching movies (there's a projector setup in the front room). I have friends over, usually 1 or 2 at a time, about 1-2 times a week. I don't drink alcohol, and I have a regular sleep schedule. Occasionally (1-2 times a month), I like to have a movie/game/dinner night with a larger group. Housemates are welcome to join and I will always communicate about the event with you ahead of time. I spend time outside of the house doing typical Missoula outdoors things. I love cross country skiing, mountain biking, hiking, yoga, etc. What I'm looking for: I'd like to live with others who are 30 and up, willing to commit to staying for a year, and value sharing space and communicating well. There is space in the front room for up to 3 work areas/desks, and prior housemates and I have enjoyed a co-working setup. Other lifestyle factors - I'm looking for people who value cleanliness/tidiness and will contribute to maintaining a space that feels good to be in. Preferable to have similar enough schedules so that the house is quiet by 11pm during the week. I'm open to collaboration on meals and projects. I favor clear, direct, open, kind, and thoughtful communication and would like the same from housemates. This home is not a place for substance use, besides the occasional drink or outdoor cannabis use. Please be willing to have a monthlyish household check-in meeting for 30-60 minutes.
