Residents enjoy top-notch amenities and a prime location that enhances their living experience. As the Property Manager, your mission will be to drive positive budget performance for the asset. To achieve this mission, you will: Embrace Bluecrest's culture of empowerment and transparency by engaging in healthy debate with leadership (No Fear of Conflict) and sharing what is not working well (4WHAT) on a weekly basis. Maximize revenue by maintaining budgeted physical occupancy of 95% Market your community smartly, shopping comps regularly and understanding your market demographics. Inspect your property weekly, identifying, tracking and taking action to correct deficient items. Adhere to your budget, monitoring expenses and noting variances on a monthly basis. Manage an effective resident retention program, with a goal of beating the industry standard for retention. Communicate with your team on a daily basis to collectively execute on leasing, renewal, work order and turn goals. Attract, train, develop and retain the best talent in the market for every role at your property. Requirements WHAT YOU BRING TO BLUECREST You have two years of experience as a Property Manager. You have experience managing luxury Class A apartments. You have experience with budgeting, revenue enhancement and expense control. You have experience directly supervising a team. You have experience using Yardi; preferred. APU (Auxiliary Power Unit) is a turbine engine utilized on the aircraft to provide electrical and pneumatic power during periods when the main engines are not running. The following is a list of job duties that an APU Balance Technician will perform: Essential Job Functions: Responsible for analytical inspection, repair schemes, assembly, balancing and travelers related to rotating parts, components, parts and tools. Disassembly/cleaning requires reading micrometers and depth mics, working in accordance with tech data and interpreting NDT results. Inspection requires use of and interpreting FARO precision measuring equipment results. Proficient with the use of master curvic couplings and dial indicator for runouts. Balance requires set up and balance of multiple parts and assemblies using a Balancestar balance machine custom built for Piedmont Aviation utilizing both static and two plane balance in hard bearing and “floating” methods. Build will require installation of axial flow turbine blades on the turbine disk using installation fixture. The stacking and stretch build procedure for 331 rotating components. Responsible for maintaining equipment related to area. Read and comply with work instructions. Write technical and accurate reports as needed. Work independently of others as well as teams. Accurately complete work orders, BOMs, data inputs within ERP system. Read and understand Commercial, FAA, EASA, Repair Station, and ISO documentations. Understand and practice safe and efficient productive use of tools. Mentor and train other personnel. Immediately report to any supervisor any safety, quality or un-ethical actions or conditions they perceive to exist for immediate evaluation and resolution. Operate, maintain and service specialized equipment. Perform other duties as assigned by any supervisor in a professional manner.
