Overview We are seeking a Market Intelligence & Research Analyst with deep expertise in the South Florida luxury residential market, with a particular focus on condominium development and sales. This role requires an extensive understanding of the region’s development ecosystem, including the brokerage community, developer groups, buyer trends, architects, engineers, consultants, and legal advisors who influence project success. The Analyst will provide actionable intelligence and support to both the sales and development divisions, ensuring positioning strategies are data-driven and aligned with the realities of the market. Key Responsibilities Market Research & Analysis Aggregate, synthesize, and analyze real estate data from MLS, public records, planning/zoning databases, brokerage intel, and proprietary sources Monitor zoning changes, entitlement processes, city development pipelines, and policy updates across Miami-Dade, Broward, and Palm Beach. Track competitor project launches, absorption rates, sales velocity, and pricing trends specific to the condominium sector. Develop absorption models, pricing strategies, and sales forecasts to support acquisitions, underwriting, and sales planning. Reporting & Presentation Prepare developer-grade market reports and submarket summaries that align with the expectations of sophisticated stakeholders (developers, brokers, equity partners, and lenders). Deliver concise, tailored presentations with recommendations on sales positioning, product mix, and pricing strategy. Create visual dashboards, maps, and deal sheets that distill complex data into actionable sales insights. Stakeholder Engagement & Intelligence Gathering Build and maintain trusted relationships with brokers, developer partners, architects, attorneys, engineers, and consultants to capture forward-looking intelligence for South Florida. Act as a bridge between sales teams and developers, ensuring that strategic decisions are informed by market data and sales realities Identify key buyer trends (domestic and international) and align insights with project positioning and marketing strategies. Strategic Insights Provide intelligence on submarket opportunities and risks across Miami-Dade, Broward, Palm Beach, and Martin County, Advise on sales strategies, deposit structures, and broker incentive programs to maximize velocity and absorption. Support capital raising and investor communications by delivering sales-driven narratives backed by market evidence. Requirements Qualifications Bachelor’s degree in Real Estate, Urban Planning, Finance, Economics, or related field 3+ years of experience focused on South Florida residential development (condominiums preferred) with strong sales or advisory exposure. Deep knowledge of the brokerage community, developer landscape, buyer demographics, and consultant ecosystem in South Florida. Strong financial and quantitative skills (Excel, Argus, or equivalent). Demonstrated ability to prepare sales and market intelligence reports that drive strategic decision-making. Excellent communication skills—able to engage with senior developers, brokers, and investors. Relationship-driven, with a proven ability to source and validate off-market intelligence.
