Description

Innopeak is looking for a building engineer for our property management team. The ideal candidate will be responsible for operating, monitoring, and maintaining in good working order and condition, the heating, ventilation, air conditioning, plumbing and electrical systems, and all other equipment related to the building system of the Project. Requirements Vendor Management Recommend vendors to perform the services set forth herein and to operate and maintain the Project's HVAC, mechanical, plumbing and electrical systems, as well as other essential building systems such as doors, access systems, FLS, lighting and mechanical. Preventative Maintenance Maintain in operation, a program for preventive maintenance of the HVAC, mechanical/electrical equipment, building envelope including roof and window or curtainwall systems, and other critical site systems in the Project. Safety Procedures Proactively identify and address safety concerns in engineering workspaces, mechanical/electrical rooms as well as common areas of the property. Inventory Control Manage the current inventory of tools and equipment of Owner Standards and Procedures Recommend, propose, and implement, with Manager's approval, operational mode changes whenever feasible to affect maximum conservation of energy, 'green" products, etc. Energy Saving Monitor and evaluate the energy consumption of the Property and shall recommend additions, replacements, enhancements or modifications to existing equipment or systems to maximize energy efficiency. Equipment Maintenance & Warranties Maintain equipment according to the recommendations of the equipment manufacturer and is responsible to communicate with the systems/equipment manufacturers to obtain necessary data and literature for development of written preventative maintenance procedures, operating instructions, schedules, etc.  Reporting Prepare, maintain, and regularly review logs for service, repair, operation, and complaints related to the equipment. The Building Engineer shall make recommendations to the Manager on the proper care, procedure, and methods of operating the equipment in a safe and efficient manner.
