I’m looking for a reliable and motivated individual to assist with the maintenance and management of a small self-storage facility in Steele, Missouri. This position requires attention to detail and a commitment to keeping the facility in good condition. Job Responsibilities: Clean vacant units after tenants move out (including removing any trash left behind, sweeping, and general tidying). Overlock units for tenants who have not paid. Conduct a lock audit twice a month to verify that rented units are locked and available units are not. Reconcile on-site observations with the computer records. Investigate tenant issues: Check on units if there are reported problems (e.g., door issues, lock problems). Cut locks and take photos for auctions (without walking into the unit). Take photos as needed, and send regular email reports on the facility’s condition, any issues, or necessary repairs. Possibly to also include Grounds maintenance: Cut grass and spray weeds as needed around the facility to keep it looking clean. Report findings: Time required: I anticipate 1-4 hours every visit and then visiting site approximately every 2 weeks. FLEXIBLE on schedule of what days or times doesn't matter. Occasional tasks may be required outside the regular schedule such as cutting a lock, or addressing minor tenant issues. No phone calls with minimal to zero tenant interactions are required; communication will primarily be via text and email. Qualifications: Must live within a reasonable driving distance from Steele, MO. Basic maintenance skills (changing locks, small repairs, cutting grass). Reliable transportation. Good communication skills for reporting. Compensation: Varied depending on tasks willing and able to handle, Some months I expect less than 2 hours work but will guarantee a certain number of hours again based on ability/tasks to perform.
