JOB SUMMARY Maintenance Technicians work under the supervision of the Facilities Director and are required to perform a wide variety of skilled duties including skilled painting, problems in plumbing, electrical, mechanical. ESSENTIAL FUNCTIONS   Receive and follow maintenance schedule/instructions from supervisor as outlined in established maintenance procedures.  Maintain all work areas, shops, utility, maintenance rooms and storage areas in clean and organized manner. Put tools put away, sweep floors swept and remove garbage on a daily basis.  Carry a radio and other communication equipment while on duty and respond in a timely manner. Cleans and/or changes air conditioning filters.  Inspect, repair and maintain building structures and equipment, i.e., electrical systems, plumbing systems, heating systems, air conditioning systems, refrigeration systems, appliances, paint, laundry equipment, kitchen equipment, furnishings, windows, fire alarm systems, telephones, doors, vehicles, etc. Replaces burned out light bulbs, to include exit lights, outside lights, decorative lights, overhead lights, fluorescent lights, etc. and performs custodial duties. Maintain records of work performed by completing work orders. Maintain inventory of materials on hand and materials used. Follow established safety procedure in the performance of maintenance duties. Relate tactfully and courteously with residents.   Participate in surveillance activities to recognize and eliminate potential hazards in and around the buildings and grounds.  Report all incidents, accidents, unsafe/hazardous conditions and/or equipment immediately including equipment malfunctions or breakdowns as soon as possible. Perform arc and gas welding tasks as required. Move furniture and office equipment as necessary. Participate in management of utilities by being aware of and taking appropriate action on issues relating to the efficient use of electricity, gas, and water.  Keep supervisor advised on all utility issues.    Makes security checks on building doors and outside lighting. Performs repairs as needed. Unlocks doors and/or deliver packages for residents on request. Follows established safety procedures and precautions in the performance of maintenance duties. Reports equipment malfunction or breakdown and defective equipment to a supervisor as soon as possible, if unable to correct. Attend seminars, in-services, and educational or technical classes as necessary. Maintains professional working relationships with residents and co-workers. Possess ability to properly operate power tools and all types of common hand tools.   Possess effective oral and written communication skills and the ability to read English.
