POSITION SUMMARY Flexjet is looking for a qualified candidate to join our Facilities Building Maintenance team as a Groundskeeper for our state-of-the-art facility in Cleveland, Ohio. This position will work directly with the Facility Director in creating a safe exterior environment that enhances the appearance of the facility. The candidate will display a strong work ethic with fanatical attention to detail. DUTIES & RESPONSIBILITIES Performs weekly inspection of the property and grounds as well as common areas and reports deficiencies to Facility Director. Performs a variety of tasks related to the care of grasses and plants. Weeds flowerbeds weekly or more often if needed. Fertilizes lawns, trees and shrubs. Mows lawn weekly during the proper season. Cleans landscaping tools and equipment after each use. Trims, prunes, and removes scrubs, bushes, and trees to maintain neat appearance and desired shape. Performs general maintenance duties including property inspections, landscaping, and grounds maintenance to include litter pick up throughout complex, courtyard, bistro patio and ramp side by buildings, hangars, and all parking lots. Leaf blowing during appropriate season. Pressure washing of entrances and sidewalks throughout complex. Cleaning exterior of buildings throughout complex; scheduling exterior maintenance. Maintains exterior window washing contractors. Maintain ramp fences and gates throughout complex. Must be able to use ladders and lifts for required parking lot light bulb changes; maintaining parking lot and exterior lighting either personally or through use of contractors. Responsible for ramp snowplowing within 20’ of buildings, hangars, and fence/ramp gates throughout complex, snowplowing of Crossover Road and Stage One Road, clearing/shoveling sidewalks throughout complex during winter weather, parking lot snowplowing and salting/sanding of all areas as needed; both personally (12 hours max on schedule with rest periods/12 hours off) and in conjunction with contractors. Maintains sprinkler systems for entire complex. Mulching of flowerbeds and tree lawns either personally or in conjunction with contractors. Maintains parking lot signage, parking lot asphalt and striping; reports deficiencies to Facility Director. Ability to perform light maintenance inside building complex during slow periods. Provide assistance with other exterior maintenance projects at additional Cleveland area locations. Responsible for the care, maintenance and inventory of all supplies and equipment owned by the company. Responsible for ordering supply inventory for exterior maintenance in conjunction with appropriate budget approvals. Responsible for reporting unusual or extraordinary circumstances regarding the property to manager and/or the Vice President of Facilities. Regular and prompt attendance that can include night and weekend hours when needed; on call during inclement weather. Maintains regular contact with snowplow contractor for 24/7 coverage. Follows and adheres to all company-wide and departmental safety requirements; be aware of and operate within OSHA standards and company safety policies at all times. Follows standard precautions using personal protective equipment as required. Performs other responsibilities and tasks as assigned. WORK EXPERIENCE Prior groundskeeping experience, tree trimming, snowplowing. REQUIRED SKILLS & QUALIFICATIONS Must possess the legal ability to work in the United States CDL a plus Applicants must be drug-free and have reliable transportation with a valid driver's license. High School Diploma or GED with minimum of one-year related experience in groundskeeping, good customer service skills and an eye for detail Familiarity with sprinkler systems, landscaping equipment and snowplowing equipment Knowledge of gardening techniques, tree trimming, and gardening products such as fertilizers and pesticides. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to work with power, hand, and gas-operated tooling such as leaf blower, tractor, push mover, snowplow equipment, power washer, Kubota, etc. Requires 1-3 months on-the-job training to learn department policies. procedures, proper use and storage of cleaning agents and chemicals. Requires full body motion, including ability to perform work while lifting, pulling, climbing, bending, stooping, crouching, squatting, reaching, shoveling, and standing on hard surfaces. Requires regular handling and use of disinfectants and other cleaning agents and chemicals. Ability to be on call 24/7 to maintain complex during inclement weather and/or emergency situations; personally or managing snowplowing contractor. Nights and weekends required during inclement weather season. Ability to meet deadlines, must be comfortable prioritizing tasks, demonstrate flexibility, display a strong work ethic, fanatical attention to detail, and sense of urgency. Ability to work in a team environment, able to work independently, facilitate good customer/employee interactions, exhibits professionalism with customers/employees and others with whom there is contact, and have strong communication skills with direct manager as well as upper-level management. Work performed in an outdoor setting and during inclement weather. Requires lifting/lowering, pushing, and pulling up to 50 pounds.
