Pay Details: $23.00 - $27.00 per hour Schedule: Thursday – Monday, 40 hours per week; days off are Tue/Wed; Hours are 8:30am – 5:30pm weekdays, 8:30am – 5:00pm weekends. Duties include: A. Service Requests/Maintenance 1. Routine service requests to be completed within 24-48-hour period 2. Emergency service request to be completed as soon as possible 3. Preventative maintenance projects to be scheduled and completed in a timely fashion 4. Knowledgeable in the following areas: light electrical work and troubleshooting, light plumbing work, general repair & troubleshooting, general maintenance and construction 5. Travel to other properties to cover for staffing shortages and/or emergency response, as necessary B. Apartment Turns 1. Assist resident manager with preliminary inspections 2. Complete turnover painting/caulking 3. Check appliance and light fixtures for proper operation. Repair or replace as needed. 4. Repair or replace any damaged drywall, doors, molding and trim work 5. Complete any other necessary maintenance needed to make it "rent ready" including trash removal/disposal and mold/mildew remediation C. Property Appearance and Maintenance 1. Responsible for appearance of office, clubhouse, and models 2. Responsible for appearance and upkeep of fitness center 3. Responsible for the appearance and upkeep of pool areas (including chemical balancing), laundry rooms, restrooms, picnic areas, tennis courts, and any other amenities and common areas on property 4. Responsible for the appearance of the building exteriors, entryways, walkways, doors, and railings 5. Responsible for the inspection and/or maintenance of all property lighting (street poles, lollipop lights, breezeway lights, exit sign, and emergency lights). Should be inspected on a weekly basis. Notify resident manager when an outside vendor is needed to replace street lighting or any lighting above 12'. 6. Complete any special property projects assigned by the resident manager D. Resident Relations 1. Interact with residents in a professional and friendly manner 2. Comply with all state and federal Fair Housing Laws E. Staffing 1. Work with maintenance supervisor and/or resident manager to establish daily maintenance workflow priorities 2. Comply with assignment of emergency cell phone and on-call emergency duties for evenings, weekends, and holiday coverage 3. Comply with company policies and procedures F. Safety 1. Adhere to Carla Properties safety program 2. Ability to lift a minimum of 50 lbs., climb a 12-foot ladder, use basic hand tools, kneel, squat and bend 3. Contruction workers wanted. The Environmental Technician performs tasks including non-emergency and emergency response activities involving confined space entry such as manholes, tank cleaning, tank vacuuming, environmental cleanup, waste handling, decontamination, sweeping and shoveling, pressure washing and various other remedial activities. Duties/Responsibilities: • Wear personal protective equipment (PPE) properly and adhere to all safety procedures. • Performs labor intensive activities in all weather conditions throughout the shift. • Works in atmospheres with low clearances, confined spaces and at heights. • Operates light and heavy equipment not limited to Forklifts, Aerial Lifts, Boom Lifts, Skid Steers, Excavators, Pressure washers, pumps, and other company work vehicles. • Attends mandatory training to earn certifications and to obtain information specific to responsibilities. • Ensures all proper paperwork is completed, signed and submitted. • Work up to a standard 40 hour work week with potential for overtime due to emergency response needs. May require out-of-town and overnight travel. Length of travel will be dependent on service location and on-going projects. • Complies with on-going and random drug testing and physicals as required by the company. • Performs other related duties as assigned. Job Requirements: • Must be able to get to/from work. • Demonstrates accountability and punctuality. • Safety oriented mindset with the determination to follow all procedures and policies. • Must be able to pass a Pre-Employment Physical, Drug Screen and Alcohol testing. • Must be able to pass a Pre-Employment Background Screening • Must be able to successfully complete OSHA HAZWOPER 40-hour and other mandatory trainings. • Ability to work a 40 hour shift, including days, nights, some weekends, and holidays. • Ability and willingness to travel for extended periods of time, overnight and on an on-call basis. • Able to read, write, and understand the English language, and able to follow verbal and written instructions. 
Education and Experience: • Valid driver's license required with clean driving record. • 6 Months Construction or Maintenance general labor experience desired but not necessary. Forklift certified is a plus. 
Physical Requirements: • Must be able to withstand exposure to dust (chemical and environmental), fumes (chemical and fluids), exhaust and highly pressurized fluids. • Must be able to perform physical labor including lifting, pulling, and pushing heavy objects. • Must be able to lift up to 50 pounds at times. • Must be able to wear PPE. • Must be able to work under adverse conditions (heat & cold).
