Maintain a professional business appearance at all times by following the dress code for HBW field staff, which consists of HBW Shirt, khaki pants, work boots, and any personal protective equipment (PPE) required while also maintaining good personal hygiene. Create and maintain a team environment with all stakeholders on the project including, but not limited to owners, clients, suppliers, building management, building engineers, tenants, and Property Managers. Communicate effectively with both written and verbal correspondence. Must be able to communicate to all levels of stakeholders. The superintendent will: Review and assess layouts prior to a job beginning; communicate any conflicts or discrepancies discovered to the Project Management and Design Team. Schedule day-to-day efforts among various trade subcontractors by understanding how each trade's scope of work fits into the sequence of activities. Work with HBW Project Managers, third party inspectors, owner's representatives, and building engineers to ensure work is completed on time and on schedule. Work with the trades to plan the project out and use milestones to evaluate the progress of the project. Identify areas where schedule efficiencies can be gained and adjust to conflicts. Create and maintain a Two Week Look Ahead schedule for Project Manager. Coordinate the work of all trades and subcontractors. From this, areas of conflict and areas where trades can work together will be identified to ensure that all details are included in the work. Schedule and obtain all required inspections and ensure necessary permits are in place for the work. Track all materials and equipment from submission of submittals to site delivery. Ensure that all projects are delivered on time, on schedule, and 100% ready for client move-in. Quality Control An HBW Construction superintendent is responsible for ensuring that the project is built in accordance with the contract documents and to the highest level of quality possible. To facilitate this the superintendent will: Review and understand all contract documents such as the Plans, Specifications, Architect's Supplemental Instructions (ASI), Bulletins, Architect's Supplement Sketches (ASK), Addendums, etc. Ensure that all craftsmanship is at the highest level possible and identify items that need to be reworked. The superintendent will track all quality deficiencies items until they are properly complete. Create a punch list for the project and have it complete prior to the Architect/Owner punch list walkthrough. Ensure that HBW Construction Standards are incorporated in every project (attached) Identify and generate requests for information (RFIs) for areas needing additional information. The superintendent shall track the RFIs from submission to response and publish the response to the subcontractor team when obtained. Accurately document the project through Daily Field Reports, RFIs, and posting of changes to as-builts documents. Turn-over the project with 100% completion and sign-off of the punchlist prior to client move-in. Turn-over as-builts and operations and maintenance manuals to the Project Manager. Demonstrate critical thinking and innovative problem-solving skills as necessary. QUALIFICATIONS Technical Qualifications 5 years of experience as a Superintendent in commercial construction. DMV Home Addition Contractor is a fast-growing home remodeling and home addition company seeking an experienced Operations Manager to oversee daily field operations, manage residential remodeling projects, and ensure seamless communication between clients, subcontractors, and our owner. You will be the owner's right hand—resolving job site issues, coordinating crews, and making sure all projects run efficiently, on time, and up to code. This position is a 1099 part time Key Responsibilities: Project Oversight Supervise multiple residential remodeling and addition projects from start to finish Coordinate job site schedules, subcontractors, deliveries, and inspections Read blueprints, construction drawings, and scopes of work to execute plans accurately Ensure all work meets local building codes (IRC, NEC, IPC) and quality standards Field Supervision & Problem Solving Visit job sites daily or as needed to monitor progress and resolve issues Troubleshoot plumbing, electrical, and framing problems before they delay the job Confirm that materials, labor, and equipment are on-site and ready Coordinate with architects, engineers, inspectors, and permit officials as needed Client Communication Serve as the main point of contact for homeowners when the owner is unavailable Update clients on project progress, delays, and next steps Handle client concerns with professionalism and diplomacy Operational Support Help manage budgets, change orders, and project documentation Track labor, materials, and job costs for each project Create and maintain project checklists, punch lists, and completion reports Work closely with the owner to improve systems and streamline operations Qualifications: Minimum 10 years in residential remodeling or home addition construction Strong understanding of building codes, structural systems, plumbing, and electrical systems Experience managing crews and subcontractors Able to read and interpret architectural and structural plans Comfortable speaking with clients and managing expectations Excellent problem-solving, organization, and follow-up skills Valid driver's license and reliable transportation Basic tech skills (email, Google Drive, project management software is a plus) Preferred but Not Required: Trade license (carpentry, plumbing, electrical) or GC license This is a part-time field-based position (10 AM – 2 PM, 3–4 days/week) in the DC, Maryland, and Virginia (DMV) area. Identify compliance obligations in legal and policy documents in accordance with established procedures. Utilize multiple word processing and presentation tools (e.g., MS Word, PowerPoint, Adobe Pro). Use task tracking and documentation software (e.g., Confluence and JIRA). Engage with customers to understand problems and determine solutions based on existing documentation and guidance. Prepare reports, responses, and briefings targeted to a wide range of audiences. Analyze compliance obligations to identify, design, and maintain controls, system requirements, and/or machine-readable rules that enable compliance automation. Provide subject matter expertise to the development of mission compliance-related policy and guidance. Create and maintain user guide documentation for analyzing legal and policy documents. Requirements Bachelor's degree in a relevant discipline (e.g., legal, technical field, library science) from an accredited college or university is required. Four (4) years of additional experience may be substituted for a bachelor's degree. A Master's degree or J.D. may be substituted for two (2) years of experience, reducing the requirement to three (3) years of experience. Five (5) years experience in programs involving MPO authorities. Must possess a U.S government Top Secret security clearance with SCI eligibility and a polygraph (TS/SCI w/ polygraph). Ability to work independently and manage multiple priorities. Applicants must be currently authorized to work in the United States on a full-time basis.
