Key Responsibilities Prepare accurate and detailed cost estimates for various projects, ensuring consideration of labor, materials, and timelines. Collaborate with project managers and architects to review plans and specifications for projects and provide input related to feasibility and scope. Conduct site visits to assess conditions and gather information that may impact costs and schedules. Communicate with subcontractors to obtain up-to-date pricing and maintain our competitive edge in bidding. Analyze data regarding labor, materials, and subcontractor pricing for project competitiveness. Develop and maintain databases of historical cost data for future estimating comparison. Assist with bid preparation and coordination with the procurement team to ensure accurate submissions. Qualifications Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field. Minimum of 3-5 years of experience in construction estimating, preferably within the student housing or multifamily sector. Strong understanding of construction means and methods, building systems, and materials. Proficiency in estimating software and tools, including but not limited to Bluebeam, Excel, and Procore. Exceptional analytical skills and attention to detail. Ability to manage time effectively and handle multiple projects simultaneously under tight deadlines. Strong communication skills to work seamlessly with team members and external stakeholders. Bonus Points if… Familiarity with LEED certification processes or sustainable building practices. Previous experience with cost management software. Ability to read and interpret complex construction documents. Requirements Estimating & Cost Analysis Develop precise cost estimates for upcoming projects encompassing labor, materials, and overhead. Create budget forecasts to guide project financial management. Conduct comprehensive analysis of project specifications, blueprints, and site conditions. Gather and analyze Construction Manager, Subcontractor, Vendor and Supplier bids and validate scope and cost elements. Collaboration & Communication Work directly with project managers and design teams to provide input on project feasibility. Maintain effective communication with internal teams to gather accurate scope data for estimates. Engage with Construction Manager, Subcontractor, Vendor and Suppliers weekly to secure timely and competitive pricing. Data Management Maintain an organized database of pricing information for real time materials and labor. Use historical data to inform future estimating practices and improve accuracy. Project Support Contribute to design package pricing validation and GMP to ensure timely submissions with budget and schedule accountability. Assist in identifying potential risks and cost challenges during project development, design and buyout completion. Other Willingness to adapt to changing needs and responsibilities within a fast-paced environment. Ability to work flexible hours, including evenings or weekends, if necessary.
