This huge yellow French Colonial House has 6 bedrooms, 5.5 bathrooms with shared kitchen, living and dining room. Kitchen has gas stovetop and large chef's fridge. Washer/Dryer is on second floor, accessible to all rooms. Each room has individual keypad lock so the renter uses their unique code -- no keys. The front door is also a keypad entry lock. All utilities included in the rental price and WIFI (no cable). Within 2 miles of Pentagon, Amazon, Boeing, DCA Airport, etc. Easy Uber to get around, if you do not have a car. ONE ROOM AVAILABLE NOW: 1) A large room on the second floor, which shares a bathroom: This room is ~180+sq ft and 15ft wide x 12ft long (not including closet space). There are two closets and two large windows with light filtering, honeycomb blinds providing mostly afternoon light. Furnished with a queen-sized bed, mattress, dresser, nightstand, lamp, chair and rug. The bathroom is shared with one other room/renter. The bathroom has a tub/shower, toilet, double vanity (each renter has their own sink and vanity cabinet), and a large storage closet. This room also has a door leading to a shared balcony. The balcony runs the full length of the house and had two doors, one leading into each of the two separate rooms which share the balcony. These are the same two rooms which share the bathroom. The balcony is at the front of the house and will get morning through afternoon light. ONE ROOM COMING AVAILABLE 1 OCTOBER ($1400): This room is a large basement room with a private bathroom. The basement room has a queen-sized bed frame and mattress, lamp, dresser, chair and bedside table; and theirs still room for a desk or additional furnishing if the renter chooses to bring their own furniture. The room has a connecting private bathroom with stand up shower (not a tub), toilet, sink, and an additional metal rack storage shelving unit we provided. The room receives a lot of light from the basement window and has light filtering blinds (not light blocking). There is also a closet in the room with an automatic light that turns on when the closet door is opened. The basement has its own entrance, but renters are welcome to use the front door entrance obviously. Additionally, the basement has its own sitting area, which we furnished with a small couch, coffee table and light. We did not create an ad for this room yet because the current renter does not depart until 30 Sept and the move in date for a new renter would be as early as 1 Oct. We will provide photos of the room shortly, but if you are interested in this room we can send photos directly - we have photos from prior to the current renter moving in. Rent is $1400, includes all utilities and Wifi and use of the room's furnishings - rent is the same whether the furniture is used or not. SHOPPING, RESTAURANTS, AND GETTING AROUND: The closest grocery store is Giant on Columbia Pike (.9mi - 20min walk). There is a variety of restuarants: the closest restaurants are Dama (Ethiopian, has a bakery and cafe) to the right and Bob and Edith's (a well known place, been there for years!) to the left on Columbia Pike and both would be 10min or less walk. However, the same shopping center where the Giant is located has Thai, Pho, a tavern-style restaurant, at least 2 coffee shops (one across the street, the other is Starbucks), a tapas bar, Japanese, Irish, and pizza places. There is still more within the 2 blocks further from the Giant shopping center. The house has a good bike score, not far from the active bus lines always running along Columbia Pike. The road also is a straight shot into the Pentagon, Pentagon City Mall, and DC: please check your commute time if you take public transportation to ensure this location works for you (WMATA’s website). RENT AND PARKING: Rent is listed clearly in this ad and is for one person only (no couples, families, etc). Rental price includes rent, utilities (water, electric, gas, sewer, trash/recycling), bi-monthly lawn mowing, wifi (no cable). House has off-street parking. It does not cost extra to park and no decal or permit is required (true at the time of this ad; Arlington can change the parking policy at any time). LEASE AND DEPOSIT: Lease is 4 months, and month-to-month thereafter. After the initial 4 months, a 30 day notice to depart is required. We do not raise rent when renter is on month to month. We are ok with summer interns or temporary stays so long as the minimum 4 months is met. Requirements to move-in, all payments must be electronic -- Venmo, Zelle, PayPal, CashApp are just a few, but we are open to alternative electronic payments as needed.: 1) deposit, which is the same as one month's rent; 2) rental application (no fee, we will provide); 3) proof of income (2 months of bank statements or pay stub with year-to-date; 4) signed lease (we will provide lease); 5) first month's rent (prorated if moving in after the 1st of the month) must be provided before move-in. - No pets. - No families. - No more than one person per room, no overnight guests. - No drugs or smoking of any kind (this includes no smokeless devices such as Juul and marijuana). - No disturbances; if police are called, all parties involved will be given a 30 day notice. - This house has gov employee renters and thus we can rent to only US citizens. If you are not a US citizen, but a good renter, we have other shared house options. Furniture is not all-inclusive of renters' needs, but intended to get the renter started. There is no price difference for furnished or not furnished.
