Regional Property Manager

What’s in it for you?
Base Salary: $120,000 - $130,000 annually, depending on qualifications, education, and prior experience
Bonus: 20% annual discretionary bonus
Other Compensation: Company car provided
Schedule: Monday-Friday + ability to travel to properties at least three days per week to conduct site visits and provide hands-on leadership
Location Requirement: Must be based in Washington State to support regional operations and in-person responsibilities
Position Summary
We are seeking a dedicated and results-driven Regional Manager to oversee the operational integrity of a multifamily portfolio located throughout Washington State, including properties in Puyallup, Everett, Spanaway, and Richland. The Regional Manager will be responsible for leading on-site teams, ensuring financial and operational objectives are met, driving resident satisfaction, and maintaining the overall quality and performance of each asset. This role requires strategic oversite, strong leadership, and a deep understanding of property management best practices. This position requires 30%-70% in-state travel. A company car is also provided.

Leadership & Team Development
Lead and mentor property managers and on-site teams to meet occupancy, leasing, and revenue goals
Build and maintain positive relationships with on-site teams, colleagues, residents, vendors, and stakeholders

Property Operations & Management
Oversee a portfolio of multifamily properties and maintain integrity of operations, financial performance, and compliance
Conduct regular property inspections to ensure quality control, curb appeal, and resident satisfaction
Responsible for hiring, training, supervising, developing, and managing on-site personnel
Implement marketing and leasing strategies to maintain occupancy levels and minimize vacancies
Skilled in handling disputes, resident concerns and personnel issues with diplomacy and fairness
Results-oriented with demonstrated success balancing all business considerations
Provide reporting to senior management, offering insights to portfolio performance and recommending action plans
Financial & Asset Management
Drive property performance by analyzing market trends, identifying opportunities for improvement, and implementing strategic initiatives
Thoroughly analyze monthly financial reports, identify anomalies, develop a corrective plan, and drive actions to successful completion
Develop and manage budgets, track expenses, and ensure properties meet financial targets
Resident & Community Relations
Build and sustain positive, mutually beneficial relationships with residents, ensuring resident needs are met and concerns are addressed with care and responsiveness.
Engage with community stakeholders to strengthen IPG's presence and impact in the neighborhoods it serves.
Skilled in handling disputes, resident concerns and personnel issues with diplomacy and fairness
Cross-functional Collaboration
Work closely with Compliance, Maintenance and other IPG teams to ensure effective communication and cohesive strategies
Collaborate with property operations leadership to improve operational efficiencies and standardize best practices
Operating Software
Experience with operating software systems: Yardi, CRM, Blue Moon, Rent Cafe, Vendor Cafe and Client Central
Requirements
Qualifications & Requirements:
3+ years of experience managing multiple conventional, market-rate multifamily properties as a senior level manager, area manager or regional property manager
Must have multi-site experience managing 1,000+ units
Strong understanding of local and general housing market trends
Willingness and ability travel to properties at least three days per week to conduct site visits and provide hands-on leadership
Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members
Exceptional time management and problem-solving skills
Ability to handle conflict resolutions, complaints, and provide a high level of customer service tailored to the community demographic
Be able to identify areas for improvement and offer suggestions to improve the efficiency, productivity, and profitability of the property
Ability to handle complaints and ensure community standards are upheld
Strong verbal and written communication skills to interact with tenants, contractors, and local authorities.
Familiarity with property management software and basic accounting systems
Marketing and sales skills to promote vacant units and maintain high occupancy rates
A team player
Must have a valid driver's license
