NOTE: What we are looking for in prospective tenants: Quiet life style, consideration toward your neighbors, absolutely not loud parties. Good credit score. Stable work and residential history with verifiable references for both. Proof of income (your combined income should be approximately 2.5 times the rent). We don’t expect perfection but we care about our tenants (most of them living here for many years) so we do expect decency. No smoking (of any kind) in the apartment, on your deck and in the building. Fill free to contact us with any questions. TO RENT: Application(s) filled onsite. Valid ID(s). Two checks given when submitting the application(s): 1.) Deposit $900 ($100 as nonrefundable processing fee, $800 refundable); 2.) Background/Credit check report fee - $35 per person (nonrefundable). We don’t ask for the last month rent to be prepaid, if your credit is approved after the screening. The first lease is always for 1 year. Different options for extension. TO MOVE IN: First month rent (to be paid when signing the lease). Tenants must have Renters Insurance from accredited Insurance Company (State Farm, Farmers, Safeco, etc.). PETS: Cats and friendly dogs (except the largest heaviest breeds) are welcome. The manager must meet your dog before submitting the application for approval. The amount of the pet fee (nonrefundable) and the pet deposit (refundable) depends of the kind of pet you have and must be paid prior to move-in. We DO NOT charge monthly pet rent. GREAT NEIGHBORHOOD TO LIVE IN! * Bus to Downtown, to Seattle Center and to Northgate just across the street. Near to other major bus lines (one of them to Golden Garden). * Close to Fred Meyer and Trader Joe's. * Close by them is Mud Bay where you’ll find everything you need for your pet (and lot of stuff your pet doesn't need but will be very glad to have). * We are at walking distance to: Phinney Ridge Neighborhood Center (with lots of exciting programs), Woodland Park Zoo and the Rose Garden, Academy of Dance, Seattle Library Branch, Tap Root Theater, Herkemer Cafe, Farmers Market (on the Neighborhood Center parking lot). . . * About 10 min drive (15-20 min walk) to PCC on Aurora Ave and to... Green Lake! * Close to us across the street is the excellent Ken's Market - lots of organic and gluten free choices, daily made delicious meals and baked goods, fresh flowers, very good wine selection, and much more. * Almost next door is the Nutty Squirrel - the real Italian gelato! * Across of us is Greenwood Hardware store. Besides the usual hardware, cleaning, household and gardening items, they always offer some unusual and cool stuff for décor and gifts. * A block from us is Rub-a-Dub-Dog where your doggy could have a nice bath (by yourself or by one of the dog lovers on staff). * Close by you will find many other stores, boutiques, bookstores, art galleries, Yoga and Pilate studios, cozy cafes, ethnic and specialized restaurants, lively pubs... * Lots of small neighborhood free libraries all around. * And you will never again miss the huge annual Phinney Ridge neighborhood Yard Sale (usually in May); the big Greenwood Ave Art Walk, and the cool Classic Cars Show!
